Hotel for animals how to open a business. Comfortable conditions for animals. How much does it cost to start a pet hospital business

Have you ever needed to go on vacation or on a business trip, but there was no one to leave your pet? Believe me, not only you are faced with this problem, it is impossible to travel with animals, and not everyone you know will agree to take them for a week or more. That is why zoo hotels began to appear in Russia, where your pet will find temporary shelter. In our article today, we will talk about how to open a hotel for animals and give advice from experienced professionals.

Any business starts with planning, so the first step is to draw up a business plan for a pet hotel. Thanks to him, you will have a clear picture of the development of your business and build an understanding financial costs for the opening.

After you have correlated all the risks with the opportunities, you need to register with the tax service. For this business, it is enough to open an IP, it is inexpensive and the procedure for closing in case of failure is also quite simple. After that, it is necessary to consult with SES specialists, because the zoo hotel must meet their requirements. Employees of the sanitary and epidemiological station will give you recommendations on finding a room and familiarize you with the requirements for it.

Room search

According to the rules, such a hotel should be located at a distance of at least 150 meters from residential buildings, but most often this is not enough and the neighbors continue to complain. That's why ideal option location will be the outskirts of the city or an industrial zone, where the business owner will be able to calmly go about his business.

For a zoo hotel, private houses with outbuildings and a plot of land are most often used. It is necessary that the house is fenced to prevent pets from escaping. It is better to divide the site into several areas for walking different animals without conflict between them.

Animals are kept in spacious cages with food and access to water.

The numbers are small rooms in a house up to 10 square meters. Each of the rooms in spacious cages can accommodate up to five animals for a comfortable stay. It should be noted that large animals (for example, the Caucasian Shepherd Dog) should be placed in open-air cages on the street, as they need more space and isolation from other guests.

Large dogs are kept in spacious enclosures, separate from other guests

Repair is completely optional, animals do not need it, the main thing is that it is warm, it gets into the windows sunlight and the necessary food was prepared.

Hotel equipment

Most often, the owners of the animals themselves bring a bowl, a leash, favorite toys and even a bedding for the pet, but all these things should also be purchased by the entrepreneur in reserve. In addition, it is necessary to organize a veterinary office in a hotel for animals, invite a specialist to work and buy the necessary medicines. Animal owners will probably want to see the living conditions of their pets, so the rooms should always be clean. To do this, hire a cleaner who will clean the premises twice a day and ventilate the rooms.

The cost of a day's stay of a cat in a zoo hotel is about 250 rubles.

The kitchen and the chef will also play an important role, the more responsible the entrepreneur approaches the choice of the menu and the chef, the greater the chance to prove himself to potential customers. The diet should be varied, depending on the wishes of the owners, most often dry and meat food is needed. Usually, the nutrition of each pet is discussed with the owners individually, and only after that the provisions are purchased. The average cost of dry food in bulk is 60 rubles, meat - 90 rubles. You need to know this in order to make an approximate price list for customers. Today, the average daily cost of a dog in a zoo hotel is 350 rubles, and a cat - 250 rubles, this price includes accommodation and meals 2 times a day. The difference in price is connected both with the size of the dogs and with the fact that they need to be walked at least twice a day. The work of a hotel for animals is almost the same as a hotel for people, there are also rooms, reservations, check-in and check-out at the agreed time, profitable and unprofitable seasons.

Staff

4-5 assistants are needed to care for 25-30 animals. This is a person who will monitor the pets, a dog handler, a cleaner and a veterinarian. If it will be difficult to support everyone, then you can hire a veterinarian or dog handler to care for animals and walk them, so one person can perform several functions at once.

Caring for animals is not easy, so you need to carefully approach the choice of personnel. After all, the reputation of the hotel and the opinion of pet owners about the professionalism of your team will depend on how your staff works.

Dogs spend at least two hours walking every day.

Remember: So that a person does not have questions about the condition of the animal, examine the pet in front of the owners upon admission to the hotel and returning it to the owners.

The duties of a veterinarian include examining animals and solving urgent health problems, dog handlers and assistants must walk guests and feed them, and a cleaner must maintain cleanliness in the house and disinfect. Also for keeping tax reporting you need a remote accountant.

The veterinarian must examine the animal upon admission to the hotel and upon return to the owner

The salary of a veterinarian is at least 25 thousand, the cynologist receives 16-18 thousand, the assistant 15 thousand, the cleaning lady - 5-7 thousand, the outsourced accountant - 10 thousand rubles.

Tip: Helpers can be volunteers or students who love animals. Payment for them can be purely symbolic, since they will work part-time.

Investments

The initial capital for opening a hotel for animals depends on the scale of the business and the ambitions of the manager. Some craftsmen open a similar business in their country house, having independently built aviaries and cages, and also without resorting to the services of a veterinarian.

However, if the matter is approached responsibly, then it will take at least 150 thousand rubles to equip the territory and premises (purchase of cages, ordering aviaries, household items and equipment). To this should be added the cost of food, medicines and cleaning products - about 40 thousand, the monthly salary of the staff is 75 thousand rubles, rent is 30-40 thousand per month. Total initial capital is about 300 thousand rubles, then monthly expenses are 110-120 thousand per month.

The average hotel for animals (for 25 places) earns from 120 to 180 thousand rubles a month and pays off no earlier than in 2 years. Therefore, enterprising businessmen are advised to combine this type of business with the sale of accessories for animals on the basis of a hotel, the cultivation of decorative and thoroughbred pets, professional photo shoots of family pets, and services in the field of training and cosmetology. Thus, you can increase your monthly income by one and a half to two times.

An important factor in opening such a rare business in our country as a pet hotel is the attitude of the entrepreneur towards animals, many successful businessmen in this area started their journey with overexposure, even with enthusiasm. Therefore, if you feel that you can surround your pets with warmth and care, temporarily replacing their owners, then this is the business for you.

Hotels, hairdressers and pet clothing stores are considered elite. Such services are provided to wealthy consumers who are able to pay significant expenses. Compilation for animals will help you decide where to start and calculate all the costs and risks.

Risks and payback

Approximate payback of the pet hotel business project is 2.5 years.

To date, the pet hotel market is in the stage of active growth. At the same time, it should be noted that this market has a fairly large capacity, since almost every second inhabitant of our country has a pet and their number continues to grow. A particularly significant increase in the number of pets is observed in large cities. As a result, taking into account these factors, the payback period of the business is 18 months, and the break-even point falls on the 4th month of operation.

To open a pet hotel, you will need to build your own building. This is due to the restrictions of the sanitary service. Minimum area building should be about 350 m2. You will also need to purchase land for construction. The land plot must be located outside the city limits. Required area- 10 acres. Also, for the successful operation of the hotel, 14 people will need to be hired.

The total capacity of the hotel is 105 beds. Of them the largest share occupied enclosures for dogs and cats. There are also cages for rodents and birds. On average, the hotel will have 210 clients per month. Average term keeping animals is 7 days, the check varies from 350 rubles to 1,000 rubles per day. Given these factors, the financial performance of the project will be as follows:

Amount of initial investment - 2 850 000 rubles;

Monthly profit - 190 000 rubles;

Payback period - 18 months;

Break even - 4 month;

Profitability of sales - 40% .

2. Description of the business, product or service

For Russian residents, the service of hotels for animals is still a fairly new phenomenon. But it is worth noting that the demand for these services is growing. This is due to the increase in both the number of animals and the increase in the pace of life of modern man. As a result, a large market with growth prospects opens up for the entrepreneur.

The main purpose of the hotel for animals is the care and overexposure of the clients' animals during their absence. The main tasks of the zoo hotel will include:

  • ensuring the safety and comfortable stay of animals for the duration of their stay;
  • control and treatment of animals
  • catering
  • dog walking
  • regular cleaning and disinfection of animal areas.

It is necessary to open a hotel of this format in fairly large cities. Firstly, this is due to low demand in small towns, as well as higher solvency in large cities. The minimum population required for a sufficient level of demand is about 300,000 people.

To open a hotel, you will need to buy a land plot as a property, as well as build your own building. The land plot must be selected outside the city. This is due, firstly, to the requirements of the sanitary services, which require such premises to be located 150 meters from residential buildings, as well as the need for constant dog walking. Required area land plot is about 10 acres. On the site, it will also be necessary to build a building where the enclosures and technical rooms will be directly located. The area of the building will be 350 m2. The building will have 2 floors. On the first floor there will be dog kennels and technical rooms, on the second stage there will be kennels for dogs and cages for rodents and birds. Also, indoor equipped open-air cages for dogs will be installed on the street, which can be used in the summer.

To open a hotel for dogs, you will need the following equipment:

  • cash register
  • indoor dog kennels (outdoor)
  • indoor enclosures for large dogs
  • indoor enclosures for small dogs and puppies
  • enclosures for cats
  • beds for animals
  • feed racks
  • accessories (bowls, drinkers, etc.)
  • rodent cage
  • cage for birds
  • carrying
  • trays
  • notebook

This equipment will provide full work hotels. In addition, on a monthly basis, the hotel needs to purchase food, drugs for animals and other consumables.

There is no licensing for this activity. In order to open a hotel, you need to study regulatory framework on sanitary requirements, comply with all safety requirements in the room.

4. Production plan

5. Financial plan

6. Risk factors

The main risks when opening a hotel include:

  • high demand volatility

This risk is related to the fact that the demand for services may be unstable. To reduce this risk, it is necessary to use different promotion channels. Once large quantity population learns about your services you will be able to even out the monthly demand.

  • animal diseases

To reduce this risk, only vaccinated animals should be accepted into the hotel.

Possible risks

Possible risks

Impact on expected profit

Risk Mitigation Measures

Economic risks are associated with the insolvency of the consumer, the instability of demand, price cuts by competitors.

Decrease in income

Constant work with clients, improvement of goods, flexible pricing policy, improvement of quality parameters of products

Margarita Nikitina shared the story of creating a network of pet hotels, in which all processes are automated, and told what options for overexposure of pets exist on the market, highlighting their main advantages and disadvantages.

Why I decided to open a hotel for animals

I had the idea to open a zoo hotel according to European standards a long time ago, when I was studying at the veterinary faculty. During practice in various veterinary clinics, I saw the conditions in which animals are kept after operations. How cramped they are in small cages, how they want to move and jump. Pet owners had to call administrators for several hours to get at least some information about the condition of their pet.

What to say about the service? No contracts, obligations or the slightest bit. Going on vacation when you have a cat or a dog was no easy task. Whom to ask to sit with a pet, who can be entrusted with the keys to the apartment?

To give your cat to acquaintances or friends, and there was no question, because they tear up wallpaper, furniture, after such overexposure, friends cease to be friends.

It was a distant 2007, when I realized that the market needed changes. But as a veterinary student, I had neither the means nor the experience. Over the course of 10 years, I gained experience, grew to a position in big company. And in 2017, a turning point came when I decided to start realizing my old dream.

I started a business without anyone's help

I decided to open a business on my own, without anyone's help and partnership, I had enough experience, I accumulated funds. And in the spring of 2017, she began to implement her project. When you start any business, first of all, you need to analyze the market, see how competitors work. What is the demand and for what services.

I was very lucky: the market has not changed much in these 10 years. There were hotels for animals, but the level of service remained at the same level. Many hotel owners, wanting to save their money, equipped them from improvised materials (plywood, plastic). So I made the decision that the animal rooms in my hotels would be all glass.

In my opinion, competitors on the market also paid minimal attention to cleaning and disinfection, limiting themselves to simple sweeping and cleaning trays. I have compiled a list of business processes that are fundamentally changing the approach to cleaning and disinfection.

In the zoo hotel

The next step is the choice of premises. This is a separate, significant business process. Here I encountered landlords for whom the service I provided was new. They did not perceive the zoo hotel as a modern and full-fledged service to the population. For them, a pet hotel meant filth, noise, and bad smell in the first place.

We opened our first hotel in June 2017. To convince the landlord, I had to show photographs of European and American hotels, tell on my fingers about the ventilation, disinfection and cleaning systems. Today we already have 10 hotels across the country and, opening each new hotel, there are less and less problems with landlords.

How I searched for staff in a hotel

When I approached the issue of recruiting staff for my hotel, I clearly understood that these should be employees with higher veterinary education. Working with animals involves not only feeding and playing with them, but also qualitative examination before admission. The staff needs to understand what to do if the animal suddenly becomes ill. A simple "cat nanny" will not cope with these tasks.

I posted an ad on popular HR resources. There were many responses, but not every employee was ready to clean the premises and wash the floors. As a result, I picked up a few people, and they still work in the company. One of the first employees has already been promoted and is the administrator of the entire BookingCat hotel chain.

Work only with professionals

One of the tasks was the maximum automation of the hotel work process. This required serious "intervention". I planned that I would have a large network in different regions Russia. I started with the site, but not everything went smoothly. To develop it, I turned to a familiar programmer. He took quite a lot of money (about 300 thousand rubles) and treated the work carelessly. When we began to actively expand, I had to hire really professional programmers and completely redo the site. And my "friend" is now out of touch.

My advice to you, be sure to work under the contract: later it will be much less problems if you need to assert your rights.

Now everything is set up and works great. The booking service is fully automated. We have integrated the latest Hi-tech IT market, several multi-channel phones, a single all-Russian number 8-800. In my opinion, we have one of best CRM systems We don't miss a single client.

Where did I come after a year of work

When the main work was completed, the contractors installed all the equipment and video surveillance was set up, I opened the doors to my hotel. Thanks to the aggressive advertising campaign on the Internet, we received the first guests the next day after opening.

After 2 days, 5 more cats came to us. July we closed with over 80% hotel occupancy. We had 50 rooms so this is good indicator from a financial point of view. Provided that the average check per season is more than 10 thousand rubles, the monthly revenue was more than 1,200,000 rubles.

A year has passed, and the hotel has long recouped its investment. Now we have built a permanent loyal client base. And there are no days when the hotel is empty, even in the low season we have 10 or more cats. I accepted the right decision, leaving a comfortable office and a high position, devoting his time to himself and his development. As well as my partners who are actively opening their hotels in different cities of Russia.

In the zoo hotel

In the regions, we open hotels with a smaller number of rooms, on average from 15 to 30. Revenue there is much more modest, from 300 to 600 thousand rubles, but due to low maintenance costs, the business is quite effective and attractive. We now have 10 hotels, by the end of the year I plan to open 20 more in all million-plus cities.

I have developed an effective business model for building a network. My initial costs of creating a website and writing business processes have already paid off, and thanks to the royalties paid by partners, we can conduct effective and aggressive marketing. We invest more than 100 thousand rubles only in direct advertising to attract new pets to our hotels. In addition to overexposure advertising, we are also actively developing a franchise network, and, of course, considerable investments are also required here.

About 80% of purebred cats are brought to our hotels, average cost which is about a thousand dollars, but at the same time the service is affordable for most citizens, there are also domestic mongrel cats among our guests. Indeed, regardless of the breed, cats are primarily family members, and the choice of a hotel for them is comparable to the choice kindergarten for a child.

What's going on in the market?

Many pet owners face the problem of temporary keeping pets one to several times a year. The reason to leave the "tailed" may be vacation, business trip, repair, relocation, visit of relatives, illness of the second pet or owner. According to a survey of pet owners, 1/3 are afraid to trust anyone with their "fluffies" and are even ready to refuse a trip. This is a real problem for some and a reason to refuse to have a pet at all.

What options for overexposure does the zooservice market offer in Russia?

First option

The first and most common way to temporarily keep a pet is to leave it with friends or ask friends to come home to take care of a pet. It has its pros, cons and pitfalls that the owners do not think about. If the animal stays at home alone, then on the one hand, it experiences less stress, since its habitat has not changed, on the other hand, it is very bored in solitude and can be offended.

From resentment, pets begin to "revenge" and spoil walls and furniture. Acquaintances, as a rule, cannot always come daily, more often every other day or every few days. A pet often lacks food and water, not to mention attention, and with a dog this option is completely unacceptable.

I know about cases when our clients left their pets with friends, and animals, in protest, spoiled their wallpaper, furniture, showed aggression towards people and children, as a result, friendly relations were under threat.

As a rule, a strange animal becomes a burden for relatives and friends, even for a short period. I can give another example as an example: a guy asked a friend to come feed his cat, in the end he did it on the first and last day before his arrival, which he accidentally learned from mutual friends. After this incident, the cat needed a visit to the veterinarian.

Second option

This is a paid home stay. There are people who place advertisements for overexposure at home on various Internet resources. The cost of such a service is comparable to the cost of living in a pet hotel. Consider the pros and cons of such a stay.

Firstly, you can hardly find real reviews about this person on the Internet. Does he really love animals and will follow all recommendations for care and maintenance?

Secondly, he most likely will not sign any liability agreement for keeping a pet, therefore, the person will not owe you anything in case of force majeure. There will be no liability between you.

Thirdly, there is no way you can be sure how your pet is treated and cared for. In such cases, video surveillance is usually not provided.

Fourthly, you cannot be sure that during this period people will not take other pets for home overexposure, and they will get along with each other.

The fifth aspect you should consider is disinfection. No apartment can be 100% disinfected after your and other animals. If people accept pets for overexposure, then you are not the only guests, not the first and not the last. There is also no guarantee that the animal will not accidentally run out into open door or jump out the window. We are aware of such cases.

All these risks must be taken into account in private home overexposure. But there are undoubtedly pluses: a large space if the pet is not closed in private room, proximity to your home, the cost is 10-20% lower than that of officially registered organizations.

If you decide to use private services, then it is better to choose a trusted person who will not have their own pets, or there is the possibility of their isolated keeping. The average cost of private overexposure in apartments is as follows: a cat from 400 rubles per day, a dog from 500 rubles per day, rodents from 200 rubles.

Third option

These are zoo hotels. There are a lot of offers on the market for all types of pets: these are open-air cages, and cages closed type with underfloor heating, cages, wooden rooms, glass rooms, plastic/sandwich-panel structures and various other materials.

How to approach the choice of a hotel and get a quality service?

First, make a guest visit to the hotel and look at the real conditions of keeping other pets. If you are denied this, this should alert you, it is better to choose another place to stay for your pet.

Secondly, you can check the hotel by simply calling the phone and asking if the hotel will accept the guest with infectious disease. If you are answered positively, then we recommend not to stop at this accommodation option.

Fourth, ask for a contract. If you are not given it, then this should also be thought-provoking.

Now some hotels provide a video surveillance service, this is a definite plus and suggests that the hotel has nothing to hide, it complies with all standards. For the owner's peace of mind, we recommend using this option. Hotels that do not show animal welfare will not install CCTV for obvious reasons.

Another point is the disinfection and cleaning. It is definitely worth clarifying how this is done, during a guest visit it is better to make sure personally that cleaning products are really available, and the staff knows how to use them. If you do not receive answers to these simple questions, then perhaps they simply do not disinfect properly.

In the zoo hotel

The health of the pet is also important. The hotel should ask you for a pet's veterinary passport with vaccination marks and inspect the animal before checking in.
