Use of a common corridor in a residential building. Installing a door in a common corridor: four tips for beginners. What you need to know more

Common corridor - the face of each communal apartment. And not only - after all, such corridors, different forms and sizes available in almost all apartment buildings. His appearance depends on who lives there. It is an indicator of the relationship, financial situation and worldview of the residents. Everyone uses this common space. Shoes, outerwear, bicycles and baby strollers - you never know what can be in common corridor

As a rule, the repair of the common corridor is done several times less often than in each apartment separately. This is due to the fact that during the repair you need to remove all things, agree among themselves on who and where will buy materials for repairs, what materials they will be, help each other and share costs, seek a compromise in the choice of colors. Among other things, you need to find the tools necessary for repairs. Here you can draw an analogy with the construction of the Tower of Babel. It is only possible as long as all participants speak the same language.

Perhaps the history of our repair in the common corridor will be useful to you.

Initially, we understood that we could not afford a major overhaul. Firstly, it is a very expensive and, secondly, a lengthy process. We have chosen modest redecorating by agreement with neighbors. Materials for repair were collected together. We purchased linoleum and perforated corner. From our repair, we still have plaster and cement with sand, as well as plinth, putty and mounting foam. Neighbors provided a special electric mixer for cooking mortars and mixtures, screws and dowels. We are our screwdriver and impact drill. Neighbors - paint for the walls. And we found a color for her.

We started by removing everything from the corridor. Then - carefully swept the ceiling: we were not going to touch it. Peeling paint was removed from the walls with spatulas, crumbling plaster was removed. All the cracks were puttied, all the crumbling sections of the walls and ceiling were plastered and cemented. They brought all the jambs under the "corner". Let it all dry. Then - sanded with sandpaper.

Replaced old lamps with new lamps daylight(Fortunately, we had plenty of them - they were left after the culinary workshop!) In replacing the lamps, special thanks to the neighbors! We wouldn't be able to handle it on our own.

At the invitation of the housing office, the electricians removed the old unnecessary and non-working electricity meter. (New hung on shared kitchen). Under the guise, we all together changed the doors to our apartments. After swept and carefully washed the old wooden plank floor, let it dry.

Wall paint - acrylic, turned out to be of very high quality, it not only lay well even on the old oil paint, but also perfectly keeps, does not stain clothes, is not erased. Among other things - I recommend it to everyone - because it has absolutely no smell. Two cans of simple poster gouache served as the color for us. If your children draw, you will not need to buy a special color scheme. The paint was applied with two fur rollers: large and small. In order for the edge of the painted wall to be even, adhesive tape was first pasted.

Slots in wooden floor flooded mounting foam. Let it dry and carefully cut off the excess. Linoleum spread out and trimmed. A day later, they cut it again - everything classical pattern. Then the plinth was fixed, at the entrances to the rooms the linoleum was fixed with aluminum threshold strips.

The budget for the repair of the common corridor turned out to be modest, and the result was simply wonderful. You enter, and you immediately feel that the neighbors here respect and appreciate each other.

Before starting repairs it is necessary to distinguish between major and cosmetic repairs. The first one includes:

  • restoration of faulty elevators;
  • full or partial replacement of water, heat, gas, electricity and sewerage systems;
  • repair of basements and attics;
  • wall plastering, etc.

Even if these systems are territorially located in the entrance, work on their repair is paid from the Overhaul Fund, which is formed in each region of the Russian Federation from the contributions of homeowners (Article 166 of the Housing Code of the Russian Federation).

Overhaul entrance is made:

  • simultaneously with the overhaul of the entire house, which is carried out according to the schedule drawn up by the district administration;
  • at the request of the tenants by the Management Company.

In the first case additional contributions from the owners will not be required - it is enough to pay receipts for overhaul in a timely manner.

In the second case the procedure for raising funds for the restoration of entrances is regulated by the Federal Law No. 185 of July 21, 2007 "On the Housing and Utilities Reform Assistance Fund", according to which owners are required to pay 5% of the cost of all work.

Redecorating places common use is required much more often than capital and implies:

The management company should perform these works once every three to five years., while apartment owners do not have to pay additional funds: all work is paid for by a contribution to the maintenance and repair of the dwelling.

Where to apply? To put the entrance in order, tenants at a general meeting must draw up a list necessary work, attach it to the application and submit the documents to the Criminal Code.

Entrance repair is a duty management company. The company is obliged to draw up a work schedule for the year, to raise funds(if the contributions of the owners are not enough) and repair the entrance.

Work will be carried out in strict accordance with the list, therefore it must be carefully considered.

Who will do?

Having received an application with a list attached to it, the Criminal Code proceeds to draw up an annual plan and develop an estimate, which includes the costs of purchasing building materials and remuneration of workers.

Who is responsible for repairing the entryway? Work can be carried out:

  • by the staff of the Criminal Code;
  • third party contractor.

By law, both options do not require additional contributions from tenants. and, moreover, participation in the work.

In practice, the Criminal Code often offers tenants on their own:

  • wash the walls after whitewashing the ceiling;
  • cover the floor with newspapers when painting the walls and then remove the paper;
  • take out construction waste;
  • wash windows and floors after completion of work.

However, according to the Decree of the Gosstroy of the Russian Federation No. cleaning after repair, as well as maintaining cleanliness throughout the year, must be carried out by the Criminal Code.

There are cases when tenants, considering the cleaning provided by the Management Company to be insufficient, refuse it and clean the entrance themselves. This can be referred to by the Criminal Code, urging the owners to clean themselves after the repair.

But cleaning by tenants of common areas is not related to cleanliness after painting / whitewashing: the repair is considered completed after the demonstration of the repaired clean entrance and the signing of the Acceptance Certificate by the tenants.

Management Companies repair only common areas. Landings on the floors, common corridors and vestibules must be maintained in order by the residents.

Repair on your own initiative

In practice, management companies are often in no hurry to carry out repairs not only those entrances that have not been repaired for five years, but also those that are in disrepair.

Residents can get work done in two ways.: enter into litigation with the Criminal Code (usually it takes a lot of time) or independently organize the work: do everything at your own expense or hire a construction team.

The second option allows you to quickly tidy up the space in need of repair and choose everything yourself necessary materials: from the quality of the plaster to the color of the paint.

Also, residents can determine for themselves what part of the work they will do on their own and save on the wages of hired workers.

Who pays for repairs in the entrance apartment building in this case? Residents will be responsible for all expenses., that's the minus of such a solution to the problem.

You can return part of the money spent after the completion of the repair. For this you need:

  • draw up an Act on the state of the front door before the start of work;
  • draw up a budget;
  • purchase materials, keeping all receipts;
  • carry out repairs;
  • draw up an acceptance certificate;
  • write an application for reimbursement of expenses to the Housing Office, attaching all documents;
  • apply to the court in case of refusal;
  • provide evidence of the need for the work performed.

Chances are you won't be able to fully recover your expenses. especially if purchased expensive materials, the work was mainly aimed at improving security or improving the appearance of the front door (for example, tiles on the floor and walls, installation of video cameras, etc.).

The administration, the Housing Inspectorate and the court will take into account the need for each procedure, so if you want to fully return the money spent, you need to repair only what threatens the life and health of citizens.

No one can oblige the Criminal Code to pay for the painting of the stairs “for beauty”.

So let's sum it up. Who makes repairs in the entrance apartment buildings and pay for it? According to the law, the Criminal Code must independently control the state of the front and decide on their repair. In practice, such a responsible attitude on the part of the Criminal Code is extremely rare.

Most likely to bring the entrance in order Residents need to be active: from collecting signatures and drafting documents, to purchasing materials and carrying out work.

Residential buildings and premises are periodically in need of repair. Sometimes you can get by with cosmetic repairs, and sometimes there is a need for a radical solution to problems, in which case you have to resort to major repairs. Overhaul is much more complicated, longer and more expensive than cosmetic, in this case, you often have to change bulky structures, such as elevator doors, elevator cabins themselves, sometimes you even have to replace stairs, railings, handrails, and lamps. In this case, you can not do without the help of professionals. In Moscow, St. Petersburg, and others major cities There are many companies providing repair services, the main thing is to choose the right company and correctly correlate the concepts of price and quality. Typically, such firms themselves determine the scale of the repair and coordinate it with the customer. Everything can be repaired without exception, something can be replaced, something can be corrected, it depends on the degree of destruction. AT recent times there was a problem of vandalism in public areas. Only installed lamps or elevator call buttons, apartment calls, may disappear the next day. In this regard, it is recommended to purchase and install anti-vandal structures. But let's start in order:
1. If there is a need to repair the landing, then there may be several options. If the stairs are cracked, too worn out, which can pose a danger to the life and health of the residents of the house, then they should be replaced. Replacement of modern, reinforced concrete, stair structures is a difficult and lengthy procedure. Services for the repair of stairs and landings in Moscow, provide such organizations as "Via - Artstroy", "Athena", "Belaya Kalitva". The cost of replacing the stairs will be from 70,000 to 90,000 per flight. When replacing stairs, the railings are also replaced along with the handrails, this is included in total cost. But if the stairs are not too worn out and do not pose a threat to the health of residents, then the landing and the stairs themselves can be lined with ceramic tiles, this is practical and aesthetically pleasing. The tile serves for a long time and gives a pleasant look to the stairs, in this case the cost of repairs will be from 1500 to 3000 per square meter. m., the price mainly depends on the quality of the tiles used and on the contract hired for the repair.
2. When repairing corridors, it is also effectively used ceramic tile, it is a successful replacement for previously used dry mixes. During the repair of corridors, it often becomes necessary to replace old light bulbs and fixtures. At the same time, it is advised to use energy-saving and anti-vandal light bulbs and fixtures. Their cost is slightly higher than the cost of similar standard settings but she redeems herself. Energy costs are significantly reduced, and the risk of theft of these devices is minimized. Energy-saving and vandal-proof light bulbs and fixtures can be purchased at the Kaskad LLC enterprise, while this enterprise provides services for the delivery and installation of electrical appliances. On average, the installation of an anti-vandal lamp, together with an energy-saving light bulb, in the Russian market will cost from 850 to 970 rubles per piece.
3. If the elevator needs repair, then there are also several options. First of all, elevator doors are most often subject to wear, the replacement of elevator doors, as well as the replacement of stairs, is a long and laborious process. It is recommended to replace elevator doors with steel modules with anti-vandal installation, this will significantly extend the useful life of standard elevator doors. Elevator doors can also be made with a fireproof coating, in which case the cost of the doors themselves and their installation will be higher. average cost standard elevator doors in Russia ranges from 13,000 to 15,000 rubles, its installation will cost about 7,000 rubles, the delivery cost is standard 25-35 rubles. for each kilometer of delivery.
4. Repair of elevator platforms in terms of maintenance and price is similar to the repair of landings. When repairing elevators, it often becomes necessary to replace or install elevator call buttons. Here, one cannot do without an anti-vandal blocking installation, since it is precisely such trifles that often become the prey of vandals, which is why residents have to endure a lot of inconvenience. average price the purchase of an elevator call button with an anti-vandal installation is about 250-500 rubles. /PCS. Firms offering such buttons usually provide services for their installation, the cost of which ranges from 200 to 350 rubles. In Moscow, similar services are provided by Electro-Impulse LLC.
5. Such a small but necessary part is often replaced, such as apartment bell. On the this moment, there are many models of home bells on the Russian market, these are wireless bells, intercoms, and standard electromechanical bells, but it is most advisable to purchase all these models in anti-vandal design, this has already been discussed above. The cost of such calls is from 1500 to 3000. Their installation is not difficult and can be carried out independently, but if the call is modified and requires special handling, you should seek the help of a professional. The cost of such a service ranges from 100 to 1200 rubles.
6. Garbage filling valves are often repaired or completely replaced. This is necessary element in every apartment building. A reliable loading valve must not let through bad smell and insects in the room. It is necessary to carefully monitor the serviceability of this design, since it is it that provides general hygiene at home. If the loading valve is not repairable, then it should be replaced. First of all, it is necessary to decide which valve to replace the old design with, since there are 2 main models of loading valves, this is a traditional bucket valve, which is more likely to malfunction and jam, this is due to its design feature, which is based on rivets. The second model is a conceptually new solution, a manhole valve, it works on the basis of a magnetic attraction system that provides complete insulation, such a valve needs to be repaired much less often, its useful life is much longer than that of a traditional valve. The loading waste valve - hatch can be purchased at a price of 5900 rubles, while the cost of the valve - hatch is 2200 rubles. The installation cost in both cases is approximately the same, it ranges from 1000 to 1200 rubles, depending on the chosen company.
Repair is always serious, it brings a lot of trouble and inconvenience, in order to reduce all problems to a minimum, one must carefully consider the choice of a contractor for the work.

More about repair.

In apartment buildings, as a rule, there are large common corridors in which the owners would like to install partitions and use this space to their advantage. BN has prepared tips on how to do it legally.

In most cases, residents want to fence off and use to their advantage that part of the common hall or corridor that is directly adjacent to the apartment. We note right away that only homeowners have the right to such actions. It is enshrined in articles 36 and 37 of the Housing Code of the Russian Federation. However, even the owners to exercise their legal right is not so easy: there are many legal nuances.

Where to begin?

Although Articles 36 and 37 of the Housing Code of the Russian Federation state that common house property belongs to all homeowners, the first step is to carefully study the charter of an HOA, housing cooperative or an agreement with a management company. From these documents it may become clear that stairs, halls, attics, cellars, adjoining territory and other property was transferred with the consent of the residents to the operational management of the service organization. That is, it has the right to derive income from the operation of such facilities. In such a situation, it will be necessary to contact the board of the HOA, housing cooperative or UK. Their representatives will determine under what conditions you can install a partition and “cut” additional area. But, most likely, you will have to pay a monthly rent for using it.

If the managing organization does not have the right to promptly dispose of common house property, then no one has the right to take payments from the owner for its use (as opposed to the cost of maintaining it). But in the event that the HOA, housing cooperative or the Criminal Code considers that the area of \u200b\u200bthe corridor that you want to fence in exceeds the share in the common house property that is due to you by law, you will have to pay. How many meters you are supposed to, we will tell you in the second tip.

And, of course, after studying the charter of the HOA, housing cooperative, or the management agreement with the management company, it is advisable to contact these organizations and inform about your intention to install a partition.

TIP #1

Often, homeowners associations, housing cooperatives, and management companies refuse to install a door in a common corridor under the pretext that the allocation in kind of a share in the common property of an MKD is prohibited by the Civil Code of the Russian Federation. So, having fenced off part of the corridor, you do not become the owner of this area, but get it for use.

We moderate appetites or negotiate with neighbors

If the hall is large enough, then most citizens are tempted to fence off their space to the maximum and use it for their own purposes - to place old furniture, equipment, bicycle, moped, etc. But you must also take into account the interests of other residents who also have the right to use the corridor. According to Article 247 of the Civil Code of the Russian Federation, the owner has the right to provide for use a part of the common property of the house, proportional to the area of the apartment occupied. And if you "captured" someone else's square meters, then the rest of the homeowners can make claims and demand monetary compensation or a monthly rental fee for "surplus". Some principled citizens, especially if they are supported by the leadership of the HOA, housing cooperative, and the Criminal Code, may even sue you.

So be sure to talk with the owners of the nearest apartments and try to make your neighbors your like-minded people. If you can convince them, then they will agree to take on part of the cost of installing the door, and it will be possible to fence off a larger area.

Help BN

How much square meters can be fenced off in the hallway

It is extremely difficult for non-specialists to calculate this figure, which is why conflicts arise. In practice, in a number of HOAs and housing cooperatives, it is proposed to use the following formula. The total area of the corridor is multiplied by the area of \u200b\u200byour housing. The resulting figure is then divided by total area all apartments on your floor. This will be the size of your "corridor" share. Specific data on all areas can be found in the board of the HOA, housing cooperative, UK. However, as the consultant of the Real Estate Commission of the Consumer Society of St. Petersburg and Leningrad region Anna Gorbenko, this formula, if agreement with the neighbors is not reached, can easily be challenged in court.

TIP #2

As a rule, the inhabitants of two or three extreme apartments at the end of a common corridor on the same floor agree on the installation of a door. This can greatly increase the size of the area you want to fence.

We examine the corridor: carefully, counters!

Quite often, conflicts with neighbors arise if you are going to fence off a part of the corridor where the electrical panel is located for all apartments on the floor (without metering devices). In this case, tenants who disagree with your plans may refer to the lack of access to common house equipment. But their claims are unfounded: from the point of view of the law, to engage in maintenance electrical panel only a certified electrician can. And in case of emergencies, he only needs to provide access to the equipment.

It is quite another matter if there are metering devices in the switchboard. Then providing access to the meters is a completely legitimate requirement of the owners. But there is a way out here, although it will result in additional expenses for you - metering devices can be reinstalled in apartments. There are more cheap option- make duplicates input keys and pass them on to neighbors whose meters are outside your door.

The most difficult situation is when there is a fire hydrant in the corridor. Representatives of the fire inspectorate usually categorically prohibit fencing such objects. But there is a way out here too. For example, you can install a door with glass insert, which is easy to break in case of danger and provide access to the fire hydrant.

The problem is resolved more easily if there is a concierge at your entrance. Then the spare keys to the door are handed over to him for safekeeping.

TIP #3

Carefully inspect the corridor, pay attention to where the switchboard, meters and fire hydrant are located. Try to find a compromise with your neighbors on the inclusion of these objects in the fenced area.

Organize an absentee meeting of owners

If you don't want to in the future litigation with the HOA, housing cooperative, management company or other owners who consider the installation of the door illegal, then before installing it, it is necessary to organize general meeting apartment building owners. This, of course, will turn out to be a waste of time and nerves for you. But, if the decision of the meeting comes into force, no one will be able to make claims against you anymore.

The general meeting must be held in in absentia, since with the full-time option you are unlikely to collect a quorum (two-thirds of the total number of owners must be present).

The agenda can include not only your specific question, but also other problems that concern residents. You must notify all apartment owners of the meeting ten days in advance. This can be done by registered mail with delivery notification (which will cost a pretty penny), or post information on the stand on the ground floor. Then, on a certain day, send out documents with the text of questions to other tenants, indicating by what date (usually a few days) they can express their opinion. After that, it is worth walking through the apartments and collecting papers. More than 50% of the votes must be "for" a positive solution to your question.

TIP #4

According to the Housing Code, the issue of the use common property is decided exclusively at the general meeting of the owners of the apartment building. Otherwise, you are breaking the law and should be prepared for the corresponding consequences.

According to the Consumer Society of St. Petersburg and the Leningrad Region, about 90% of the partitions in the common corridors of houses are now installed with certain violations of the law. In 30% of cases, their installation was challenged or is now being challenged in court.

So, if you act at your own peril and risk and have not secured the decision of the general meeting of tenants, be prepared for the fact that at any time you may receive a notification from the HOA, housing cooperative or management company demanding to dismantle installed door. If you do not do this, then the organizations involved in the operation of the house can go to court. And if he takes their side, then you will be obliged to liquidate the partition at your own expense. Serious problems can also arise if you suddenly want to sell an apartment. The door will either have to be dismantled, or still hold a general meeting of residents and obtain permission to install the partition after the fact.

Reading time ≈ 3 minutes

The common corridor is the face not only of you, but also of your neighbors. In many apartment buildings there are various common corridors that differ in size and shape, as in a photo in our article. Almost always, the appearance of this room gives an answer to the question of who lives in the apartment. The common corridor is the worldview of the residents, their financial situation and an indicator of relationships. This room is used by everyone, left in it outerwear, shoes, prams and bicycles.

Repair of a common corridor with neighbors It is customary to do several times less often, non-living repairs in the corridor of each apartment. Of course, to agree with the neighbors about cleaning things, buying materials that will be used for repairs and their colors not always easy, because each person has an individual vision ideal corridor. In addition, you need to find everything else necessary tools for repair work.

Repair materials

Overhaul is quite an expensive pleasure, so cosmetic will be quite enough to carry out renovations in the common corridor. When carrying out repairs, you should definitely consult with your neighbors so that there are no disagreements and you do not have to pay an amount that exceeds half of the costs (if the common corridor is designed for 2 apartments). First you need to carefully plan the repair work and only after that acquire all the necessary materials in the right quantities.

In a building supermarket, you need to purchase mounting foam, linoleum, a perforated corner, wall paint, color for it, an impact drill, putty, dowels and screws, an electric mixer for making mixtures and mortars, a screwdriver, etc. Of course, buy all this not necessary if you have such items on the farm.

Repair work

First you need to use a spatula to remove all the paint that has peeled off the walls and ceiling, and also remove the plaster that has sprinkled. Carefully cement, plaster and putty areas of the ceiling and walls that are in poor condition. It is necessary to give at least one day for everything to dry.

Old lamps should be replaced with modern fluorescent lamps. If there is an old electricity in the corridor that is not functioning, then it should be removed, but not on your own, but with the help of electricians from the Housing Office. Doors to apartments can be changed independently, because each family may have different financial capabilities. The floor should also be washed and allowed to dry completely.

For wall painting, it is best to use acrylic paint, because it does not stain clothes, and is applied to the surface easily and quickly. The paint must be applied in two layers. If a wooden floor has cracks, then they need to be filled with mounting foam, and then, after drying, cut off their unnecessary parts. Then it remains only to lay the linoleum and fix the plinth.
