Alluvial areas on Vasilievsky Island or the Marine Facade project have been created for more than 10 years. At the moment, less than 40% is ready.

On the island, plots for construction were purchased by companies:

In December 2016, the government of St. Petersburg put into the plan the construction of the Marine Facade metro station after 2028. Now the nearest metro station for this location is Primorskaya.

Project from "LSR" on alluvium

In September 2017, it became known that the developer "LSR" was washing up territories on Vasilyevsky Island for the construction of a new residential complex "Morskaya Embankment". In total, 40 billion rubles will be spent to create alluvium, and this process will take 2 years. That is, by 2019, the site will become available for construction.

LSR plans about 500,000 square meters of housing. In addition to houses, trees, schools, kindergartens and other infrastructure will appear on the site. As well as a public park on the shore of the bay.

Construction will be completed in 2028.

The project has not yet been officially presented. It is only known that the development was carried out by architects from Studio 44. The City Council has already approved the project of 4 quarters in the southern part of the alluvium. And the developer intends to sell apartments at the start of sales at a price of at least 100 thousand rubles per square.

The houses will be built in two lines, at different angles to the bay. This will help keep the wind at bay.

In the north, the LSR site is bordered by the Golden City project (“Golden City”) from the Moscow developer Glorax Development.

The construction of the business class quarter began in 2017. Completion of the entire project - 2024.

A total of 3 lines will be built. Now 2 buildings of variable height from 6 to 17 floors are being built. Construction technology - brick-monolithic.

The whole complex will have panoramic windows and balconies in each apartment. Lots from studios to 4-room apartments are on sale. Minimum basic prices for apartments:

The cost per square meter is in the range from 75 to 140 thousand rubles. Apartments are rented without finishing.


Underground parking is provided in the buildings. The total number of apartments in 2 buildings under construction is 573, and there are 319 parking spaces in the parking lot, and another 45 in the open parking lot.

The city ordered the developer to build a kindergarten, a school, and access roads to the block. All infrastructure will be ready by 2024.

In addition to standard facilities, a public park and sports complexes will appear on the shore of the bay. But the previously announced beach will not be in the project.

It should also be borne in mind that the alluvium of new territories by LSR is carried out at a distance of 80 meters from the complex. Judging by the project, the new houses will close the view of the bay for several Golden City buildings. Therefore, some apartments will have a view of the seaport, while others will not have a view of the water at all.

The comfort-class complex Svetly Mir "I am a romantic" became a pioneer in the alluvium. The first 5 houses have already been commissioned and occupied.

In addition to the usual residential buildings with apartments, a building with apartments, retail premises and a 9-storey parking lot will be built. While there are documents for construction until the 3rd quarter of the 18th year. Most likely, construction will continue.


As part of the quarter, 2 kindergartens and a school will appear, it should be built by the city. One kindergarten will start accepting children next year. Trees and shrubs have already been planted in the quarter. A building of a public and business complex was built.

The apartments are handed over with a fine finish, but there will be no more furniture as in the earlier queues.

The developer Leader Group announced the construction of the Harbor of Captains project several years ago.

At the moment, under the roof is "Captain Nemo". But it has not yet been commissioned, since it is not connected to communications. Also, pile fields have long been installed for the Magellan, Arthur Gray and Columbus residential complexes. Construction is currently not underway. There is no information about the further fate of the project.


On the alluvium there will be not only houses, schools and kindergartens. There are also spots for building shopping centers and office buildings. Several sites are in municipal and private ownership, so it is still difficult to imagine the full-fledged appearance of the location.

Now the alluvium has problems with infrastructure and lacks green areas. After their appearance, we can expect a price increase of 1.5-2 times.

This year, LSR Group acquired a 35-hectare site on the “first line” of alluvial land in the western part of Vasilievsky Island, and also invested in the continuation of alluvium and has literally begun to create new land for itself. The main limitation was the land surveying project, approved by the same city council (and approximately in the same composition) more than ten years ago on the basis of a development plan prepared by the Gensler company, which wanted to turn the future alluvium into a “city” with many high-rise dominants. The city later abandoned the idea of ​​commercial development in favor of housing, but the inconvenient layout remained. After the London bureau, the Soyuz-55 workshop worked with the territory and the last, in 2016, the B-2 workshop. But, apparently, it is the Studio-44 project that is destined to become a reality.

A significant difference from previous projects is a public park instead of a motorway running along the coast. It is worth noting that the studio came to this decision at the initiative of the customer. The concept of development is subordinated to the idea of ​​houses standing freely in the park.

The elongated section, two kilometers long, is divided into four micro-districts, which can even be conditionally called quarters, since high-rise buildings dottedly close the perimeter. Inside the "perimeter" there are private spaces on stylobates, as well as kindergartens and schools. If we disassemble the building “longitudinally”, then four “layers” can be distinguished.

The first is a public park. It will cover an area of ​​25 hectares, the width varies from 40 to 100 meters. Southwest orientation promises stunning sunsets.

The second layer is the "marine facade". These are houses standing in the park, not separated from it by anything. It was important to drown out or at least break the flow of wind from the bay, so the buildings took the form of "lenses" and "checkmarks". They are interspersed with "point" houses-towers of cruciform, octagonal or round shape. The first floors are moved behind the support galleries and serve the maintenance of the park. Such a decision artificially increases its area, and also eliminates the need to build additional pavilions.

The ends of the residential buildings open up to the sea, where the most expensive apartments are located. The "point" towers are decorated with a "crown" of colonnades, it is assumed that access to the roof will be free for residents. Due to the increase in "crowns", the height is gradually (from 56 to 62 meters) in the direction of the seaport and the residential complex, the peaks of which reach one hundred meters. The highest points of the Studio-44 complex are two towers of 72 meters each. An important role is played by "breakthroughs" both between the "blocks" and between the buildings, which reveal the view of the bay from more distant points. In the words of Nikita Yavein, it turned out "intermediate punctuation and main axes."

The third layer is the intra-quarter, "yard" territory, closed to strangers and safe for children. Thanks to the gaps, the park and the bay are visible from everywhere. There are schools and preschool institutions, chamber spaces and kindergartens, as well as entrances to a two-level underground parking.

The last, fourth layer is the boulevard front. 14-storey buildings 50-70 meters long keep the "red line", but some of them are moved to the depth of the site. They want to make the boulevard facade as diverse as possible, probably a competition will be held.
The reviewer Sergey Padalko noted that the building parameters in terms of height and area are 5-7% lower than the specified ones. This became the starting point for criticism. Many suggested “playing” with the height, and each architect had his own opinion on what should be corrected: someone spoke in favor of increasing the towers, someone suggested lowering the number of floors from the boulevard to the bay, someone thought that the height should increase in the opposite direction. direction - from the Golden City, so as not to block it. Many also agreed that the overall silhouette lacks accents and expressiveness (even the epithet “dull” sounded). The chief architect of St. Petersburg, Vladimir Grigoriev, proposed equalizing the height of buildings within the same group and putting “plates” instead of towers, which would make it possible to achieve a more united silhouette. He also urged architects to use a specially designed palette of the traditional colors of St. Petersburg.

Also, most members of the council considered that sooner or later residential buildings would be fenced off from the park, although this would not greatly reduce its area.

But most of the responses were positive and even enthusiastic. Everyone, including the predecessors and colleagues in the alluvium, admitted that in the situation of the approved plan of the territory, Studio-44 found the best solution and formed the structure of the entire alluvium. The chief architect called for approval of the project and summed up: "these houses were not designed by the Martians, one of us."

The communication issue has been resolved. The “Svetly Mir “I am a Romantic…” quarter is connected to the city's water supply and sanitation systems. The quarter from Seven Suns Development became the first residential complex on the alluvial territories of Vasilyevsky Island, which was fully connected to all utilities.

SUE "Vodokanal of St. Petersburg" has completed work on the technological connection of the residential complex "Svetly Mir "Ya-Romantic ..." to water supply and sanitation systems. This was the last step in connecting the residential complex from Seven Suns Development to all utilities and allows you to start the commissioning procedure for the facility.

Prior to this, the quarter, on the territory of which its own substation was built, was connected to the power supply. And in the first half of the year, the developer even paid the first bills for heat supply, since the quarter was connected to heating and hot water systems since March. In addition, the LCD "Svetly Mir "I am a Romantic ..." is already on all maps and has its own police addresses. Residents of the new buildings will be registered on Vadim Shefner Street, named after the famous Soviet poet, prose writer and science fiction writer.

Currently, the first stage of the residential complex "Svetly Mir" I am a Romantic ..." is almost ready for delivery: the interior decoration of buildings, installation of elevators, electrics and facades is being completed. The landscaping of the courtyard area and the paving of paths with paving stones are underway. The first buildings are handed over this month. So after the news about the connection of the object to all networks, future new settlers can prepare for the imminent delivery of the object and - after the due date - for settlement. Moreover, in this residential complex all apartments are rented with a full fine finish, furniture, plumbing and household appliances.

The “Svetly Mir “I am a Romantic…” quarter is unusual for St. Petersburg not only in that it will be the first residential complex on alluvial land, but also in a large number of social infrastructure facilities that will be available to its residents free of charge. A feature of the residential complex is also the withdrawal of vehicles from the inner territory, where priority traffic will be given to pedestrians and cyclists. The quarter will be equipped with bicycle and roller tracks, sprint tracks, bike parking, indoor and outdoor sports areas, playgrounds with rubber crumb coating, gazebos and pergolas. Communication areas and benches in parks will be equipped with waterproof sockets and access to high-speed wi-fi.

A developed cultural and health infrastructure, its own cinema, creative centers, a bath complex and an observatory will provide future newcomers with the opportunity to play sports and creativity, relax, spend time with children, just walk and chat with friends right next to their homes. This is especially true given that the quarter is located in a young and growing part of Vasilievsky Island, where social infrastructure is under development. In addition, all this will also save residents from having to spend time on long journeys to parks, stadiums or other social facilities. Own cinema will be a great gift for new settlers, as today there is only one small cinema center on Vasilyevsky Island. It is also important that in the quarter itself there will be a kindergarten and a comprehensive school for 825 children.

Solving the issue of communications removes the only barrier that held back the growth in real estate prices on the alluvial land of Vasilyevsky Island. Today, the potential of this part of the city is becoming more and more obvious. Especially taking into account the fact that already in November of this year traffic will be opened along the central part of the Western High-Speed ​​Diameter and exits from it to the island will work. Vasileostrovsky district has always been considered one of the most prestigious places in St. Petersburg. Until recently, the Vasileostrovskiy district had no land borders, so on summer nights, during the bridges, the location turned out to be completely isolated, having no connection with other districts of the city. Traffic during rush hours on Vasilevsky Island became extremely difficult - one could spend two or three hours in traffic jams.

The situation changed after the construction of the WHSD (Western High-Speed ​​Diameter). Transport accessibility has improved significantly and has become much more interesting compared to other popular areas. One of the advantages of Vasilyevsky Island is that, unlike other areas, it is not a transit area: its territory is isolated, quiet, family.
