Panel houses P3 and P44 - disadvantages and advantages of structures. Panel houses P3 and P44 - disadvantages and advantages of structures Panel houses of the p 3 series layout

The history of the appearance of houses of the P-3/16 series is somewhat unusual. This series was developed in the late seventies, and by the beginning of the 1980 Olympics, which was held in Moscow, the first objects were put into operation, among which was the Olympic Village (South-West of Moscow, Troparevo district).

The P-3/16 series is especially widely represented in Moscow and the Moscow region. It should be noted that this series is recognized as one of the most successful projects developed for the construction of residential buildings. The internal structure of the buildings of this series is represented by ordinary sections of 4 apartments. A feature of the P-3/16 series is the use of expanded clay concrete panels 350 mm thick for walls, and reinforced concrete panels 140 or 180 mm thick for internal load-bearing walls. The advantages of the series include kitchens with an area of 8 square meters, the presence of a freight elevator and a vestibule.

Specially for InMyRoom interior designer Alina Shatokhina offered three layout options for a two-room apartment in a building of the P-3/16 series.

Alina Shatokhina - interior designer, 3D visualizer. Since 2008, he has been designing residential and public spaces. He likes to create comfortable spaces with a unique atmosphere, style and energy.

This type of apartment is often rented out, so they only do cosmetic repairs. Demolition of walls is not always relevant, because it is possible to create a comfortable and functional space thanks to the correct arrangement of furniture. Below, using the example of a two-room apartment, we will consider several layout options without moving walls, doorways or plumbing, which require prior approval.

Option number 1: apartment for a middle-aged couple without children

A task: in this layout, I wanted to take into account such nuances as storage of things in the absence of a separate dressing room, the presence of a spacious and isolated bedroom, as well as a lounge combined with an office where you can meet guests and engage in hobbies.

Solution: at the entrance to the apartment, on the left side, there is a cabinet for shoes and a quick hanger. On the right side, along the wall, there is a long wardrobe for storing outerwear. Since the hallway is narrow and walkable, it is more convenient to install a full-length mirror in the front door itself.

In the space between the load-bearing wall and the bathroom, it would be practical to equip a pantry closet. In this case, a married couple without children lives in the apartment, so instead of a bathroom, you can install a shower cabin and a washbasin with two sinks.

The kitchen has enough space to accommodate a complete set of appliances (dishwasher, hob, built-in oven, microwave and refrigerator). On the wall behind which there is a ventilation duct, we install a TV, and under it we make a narrow cabinet under a single tabletop. In the room opposite the front door we equip the living room. On the right side there is a wardrobe for additional storage of things, an ironing board can be placed behind the door, and a TV-wall opposite the sofa. Under the window we place a desktop, and on the sides of it - shelving for documents and books. Thus, the room becomes multifunctional.

In the largest area of the room we have a bedroom. At the entrance, we put a corner wardrobe, a full-length mirror to the left of it, so that the door does not reflect. We set the double bed in such a way that when lying on it, you do not have to look towards the hallway. On the opposite wall we install a TV, to the left of it there is a small chair where you can fold the bedspread. Instead of bedside tables, we put a low chest of drawers with a reading lamp on one side, and on the other side, closer to the window, a dressing table.

Pros of the layout: all rooms are isolated, furniture is ergonomically arranged, a spacious bedroom, a multifunctional living room (reception, office, extra bed), enough storage space. Washbasin with two sinks in the bathroom.

Cons: no bath.

Option number 2: apartment for a young married couple with a child who is in elementary school

A task: in this version, the same issues of storage and convenient arrangement of furniture were taken into account, but for a family of three.

Solution: in the hallway, on the right side at the entrance to the apartment, there is a closet and a chest of drawers with a mirror where hats and accessories can be placed. On the left side there is a quick hanger, under which there is a padded stool for convenience. In the bathroom, we install a regular bathtub and a standard washbasin with one sink. Next to the washing machine is a tall narrow cabinet for bath accessories and towels.

Since in this case there is no living room, you can spend time with guests in the kitchen. For convenience, we put a small soft sofa under the window and a rectangular table. The kitchen itself is almost straight in shape, it adjoins the ventilation duct at an angle so as not to reduce space. In the room opposite the entrance to the apartment we make a full-fledged bedroom for parents with a double bed, on the opposite wall there is a chest of drawers with drawers, you can store bed or underwear in it. Above is a TV. Nearby is a narrow high chest of drawers, the top cover of which is a mirror, it can be used instead of a dressing table.

We “give” a large room for a nursery. The space is divided into two zonal groups. Closer to the window is a study area, where there is a desk, on the opposite wall is a rack for books and textbooks. To the left of the entrance door there is a children's bed in a wooden frame with drawers below, in which bed linen can be put away - thus the sleeping place becomes a sofa. Opposite - a rack of the same height as the bookcase, but for toys. There is a TV stand in the middle. Along the entire wall behind the front door there is a closet with hinged doors, and next to it there is an armchair with an ottoman, so that it would be more convenient for the child to change clothes.

Pros of planning: the child has his own personal space, where the furniture is functionally divided into groups according to their purpose. Parents also have their own room, in which everything you need to relax. The apartment has enough storage space despite the fact that there are more family members. The advantage can be attributed to a full bath. Cons: no living room.

Option number 3: an apartment for a young couple without children living with their parents

A task of this layout - take into account in each room a sleeping place and a recreation area in which you can spend time with other family members.

Solution: in the hallway, on the right side at the entrance to the apartment, there is a closet in which off-season things are stored, next to it there is a quick hanger, and under it there are shelves for shoes. In the bathroom we install a large corner bath and a washbasin with one sink. Opposite the washing machine is a tall cabinet for storing bathroom accessories and towels.

The kitchen has a dining table for four people. The straight-shaped kitchen set itself is located along the wall. To the left is a refrigerator, and closer to the window is a cabinet of the same height with a built-in microwave and oven.

In the larger room there is a bedroom for a young couple. We divide the space into two zonal groups, but the part of the room that is closer to the window is reserved for a double bed. Opposite it we put a table that can be used both as a toilet and as a written one, next to it we put a chest of drawers. Closer to the door we place a double sofa, opposite it is a bookcase with a TV cabinet. The zonal groups are separated by a cornice with curtains that can be curtained when guests or other family members come, for example, to watch TV together. Opposite the front door is a full-length mirror, next to it along the entire wall is a wardrobe.

In a smaller room, there is a bedroom for the parents of one of the spouses of a young couple. It also has a double bed. Opposite it is a wall-wardrobe, in which there is a wardrobe with hinged doors and a chest of drawers, and on it is a TV. Closer to the window, on one side of the bed, there is a bedside table with a lamp, and on the other side, two armchairs and a coffee table.

Pros of the layout: the presence of two double beds, personal space for each couple.

Cons: no living room.

Due to the low cost of construction and successful layouts, the P-3 series of panel houses has become widespread in Moscow and the region. Years of construction of the series: from 1975 to 1998 The main construction areas are: Olympic Village, Troparevo, Cheryomushki, Yasenevo, Teply Stan, Belyaevo, Novokosino, Vykhino-Zhulebino. In the Moscow region, houses of the P-3 series were built in the cities: Mytishchi, Khimki, Nakhabino, Gorki Leninsky, Moskovsky, Reutov, Elektrostal, Balashikha, Lyubertsy, Mosrentgen, Shcherbinka. Along with another popular series, this is one of the most successful and enduring Moscow series.

A series of panel houses P-3 was developed in the late seventies. The first facilities were put into operation by the beginning of the 1980 Olympics, the main of which is the Olympic Village (South-West of Moscow, Troparevo district).

The experimental houses of this series, built in Troparevo, were 16-storey (P-3/16), later one more floor was added to the project (P-3/17).In the south of Moscow, low-rise options are sometimes found. What is characteristic, due to the initially laid down design features, this did not affect the layouts and the constructive solution in any way.

A series of panel houses P-3 is not included in the list of demolished houses, the probability of demolition, even in the long term, is extremely small. Beginning of rehabilitation (overhaul) in Moscow: 1st half of 2010s

The layout of the P-3 house provides for two types of typical sections - ordinary four-apartment and rotary (corner) two-apartment. All rooms in the apartments of panel houses of the P-3 series are isolated. Floor plans include all types of apartments up to four rooms. All apartments have large kitchens. Balconies are present in all apartments except one-room apartments. All apartments are equipped with separate bathrooms. At each entrance there is one cargo-passenger and 1 passenger elevator. The stairs are ordinary, there is no fire balcony. Spacious halls are provided in three- and four-room apartments. Stove - electric, natural exhaust ventilation, blocks in the kitchen and bathroom. Garbage chute on the stairs, with a loading valve on the platform.

The P-3 series is recognized as one of the most successful standard building series. She went into mass construction due to her high economic performance, and for her time was the undisputed leader.

In the late eighties and early nineties, the P-3 series was replaced by a new modernized series.

The Olympic Village-1980 in Moscow (residential sector) consists entirely of standard panel houses of the P-3 series, which was taken as the basis for the design of the typical P-3M series in the late 1980s.
Modification P-3M-6 was created in the mid-2000s. for the resettlement of residents of demolished dilapidated and five-story housing stock. On each floor there are 6 apartments of reduced footage
Apartments in new buildings of the P-3M series are often sold with a fine finish

The P3 house series belongs to the typical Brezhnev houses. Such buildings were built in the period from 1970-1998. They are common in Moscow and the Moscow region, and in the near future they are not on the list of houses to be demolished. Among the advantages of the series are convenient layouts of apartments, large balconies. Living quarters are located in separate corner sections.

Panel houses of the P3 series can have a different number of storeys (4-17 floors) and footage, with a height of living quarters of 264 cm. External wall structures were erected from three-layer panels, internal partitions and ceilings - from reinforced concrete panels.

Redevelopment options

P3 is a standard series, so the redevelopment of the apartment can be carried out by our specialists according to one of the proposed options. You can choose one of them, saving yourself time to develop new planning solutions.

Two-room apartments

In the original layout, the bathroom and toilet are separate. When redevelopment, it is possible to combine them with the expansion of the area due to the corridor. The living room can be combined with the kitchen.

Second redevelopment option

Today we will again go to the developer of Moscow and the Moscow region, Pik-Industry. And see the house of the series P-3M kopeck piece layout Our apartment by today's size will be small, 54 square meters. In terms of its parameters and layout, it resembles a kopeck piece of the P-44T panel house line. But it has its pluses and minuses in layout. First, I would like to say a few words about the house. The P-3M series was developed on the basis of the previous P-3 panel house series. Unlike the first version, the P-3M series has increased thermal insulation and external three-layer hinged panels. The construction of a typical series of P-3M panel houses dates back to 1996 and is still under construction. Construction is underway in Moscow and the Moscow region. To better understand what kind of house we are talking about, let's see a photo of this series of houses.

Photo of panel house P-3M

P-3M house entrance

Below is an interesting photo taken in the city of Lyubertsy, Moscow Region. LCD Krasnaya Gorka. One house, combined two modifications. Along the edges on the left and right is a series of panel house P-3M, and in the middle there is a new configuration P-3M (flagship) If you look at the peak of the roof of the house, you can see the differences.

It looks like a panel house of the P-3M series (flagship)

Layout plan for a two-room apartment P-3M

General dimensions of a small two-room apartment of the P-3M panel house

Entrance hall with corridor 5.60 + 2.80 sq.m

Kitchen - 9.1 square meters

Small room 14.3 square meters

Large isolated room 17.9 square meters

Bathroom together 3.9 square meters

Ceiling height 2.70 meters

Balcony is small

Total living area: 32.19 square meters, Total area of the apartment 53.8 square meters

The layout and dimensions of the hallway in P-3M

As I wrote above, the apartment is very similar to a small linear kopeck piece, panel house P-44T

It is possible in the hallway, along the long wall, to install a sliding wardrobe.

On the wall from the side of the room, hang a large mirror.

Another option is to put a closet in the hallway along a long wall and next to it is a small chest of drawers with a mirror.

We pass along the hallway towards the kitchen and here we find ourselves in a corridor where there is a good, deep place for a closet.

A closet to the ceiling, in my opinion, looks more advantageous. But of course it’s good to put a closet in this place, but for some reason the designers managed to spoil such a beautiful place and install an electrical panel in it.

We temporarily remove the closet from the corridor and look at how an electric, iron shield box is located on the wall.

The layout and dimensions of the kitchen in P-3M

The kitchen is quite spacious, size 9.1 sq. meter is felt. There is no exit to the balcony from the kitchen, which is a pity.

If you remove the door in the kitchen and make an opening to the ceiling, the narrow corridor will not seem so small.

The layout and dimensions of the bathroom in P-3M

A bathroom with a toilet is no different from other typical series of houses. Everything fits the standard.

On one side was a washbasin with a washing machine.

Pay attention to the photo of the bathtub, if you are doing repairs in your apartment, make the same tile bend in yourself. First of all, it is convenient for those who have children. When you wash your child in the bath, the legs and back will not be so tired, as the legs are further advanced.

Classic toilet.

The layout and dimensions of a small room in a P-3M panel house

A small room in the P-3M panel house is worthy of all praise. It turned out to be extremely successful. The size of the room is 14.3 square meters. But the main advantage of the room is that it is not elongated, but has a square shape.

Thanks to the squareness, you will have many more options for arranging furniture.

The bedroom turns out to be chic, a large bed will not take up most of the room.

The wall where the interior door, not bearing. The interior door can be easily moved to any part of the wall. If you move the door to the left, instead of a wardrobe, you can install a bed along the wall.

Layout and dimensions of the Large room in the P-3M panel house

The big room is no different. Not even up to 18 square meters. Has access to a balcony.

Renovation will give the room beauty.

You can install a corner sofa in a large room. But it feels like it eats up most of the space.

Balcony in the panel house P-3M

The balcony has a semicircular shape. They do not want to make large balconies in small kopeck pieces of new buildings. You'll have to be content with that.
