The P-44T series has become one of the most demanded housing projects on the market of new buildings in the capital and in the Moscow region. Houses of this type were actively built up both in new areas (Lyublino, Northern Butovo, Novokosino, Maryinsky Park), and places of demolition of dilapidated housing stock in areas of old buildings (Medvedkovo, Lefortovo, Shchukino, Southern Chertanovo, etc.). In total, about six hundred houses of this series were built in Moscow, and about two hundred in the Moscow region.

Houses P-44T compare favorably with the buildings of the basic version P-44 (built before 1999) with glazing of loggias, the presence of half-windows and bay windows, improved thermal insulation of exterior panels and an improved water supply system, and placement of an air vent in the hallway.

In general, the houses of this series are considered to be a very successful engineering and architectural project, they meet international standards for fire safety and capitalization (1st class), and therefore continue to be actively built at the present time. The strength of the construction of houses is also evidenced by the fact that the developer indicates "100 years" as the estimated life of the house. An attractive combination is the relatively low cost of square meters and a fairly high level of comfort, as well as the high speed of construction of apartments of the P-44T series.





Exterior finish and design features of the series

The P-44T series of multi-section houses is easily recognizable by the aesthetic “brick-like” finish of the facades, which ennobles the appearance of the concrete structure. The exterior decoration of the house is usually done in dark orange or light sand colors, and the decoration of the lower floors, bay windows and half-windows in gray and white colors.

The indisputable advantages of high-rise buildings of the P-44T series are: a high level of sound insulation in the outer panels, the presence of individual regulators for heating devices, modern fire-fighting systems, devices for warning about fires, floods, responding to the opening of the doors of the technical floor, basement, electrical panel, elevator shaft). Due to the fact that concrete panels have the most even surfaces compared to panels in other high-rise buildings, the cost of interior decoration of apartments is significantly reduced.

However, some reviews indicate that in new houses, during shrinkage, cracks form at the joints of the panels and sometimes depressurization of the “seams” occurs. Therefore, when buying an apartment, you need to pay attention to the quality of the installation of panels.

Features of apartment layouts

As in most modern new buildings, the rooms in P-44T houses are isolated. In addition, in some houses built according to this project, apartments are also located on the attic floor, which is attractive to many potential property buyers.

The spacing of the transverse walls has been increased to 4.2 m, and the thickness of the internal walls - 14 cm and 18 cm, provides good sound insulation between rooms. Apartments have separate bathrooms (with the exception of shared bathrooms in one-room apartments). Available for purchase of an apartment with a finished municipal finish.

The disadvantage of P-44T, like other panel houses, is the presence of a large number of load-bearing walls inside the apartments, which does not allow redevelopment at the request of homeowners. has various disadvantages, such as a narrow room in two-room linear apartments (with windows on one side), the seams between the panels require additional lubrication (otherwise it will be cold). The possibilities of redevelopment in a house of this type are very seriously limited. Almost all walls are load bearing. However, the following possibilities remain for acceptable redevelopment without detrimental effect on supporting structures:

  • In three-room apartments, the partition between the large room and the corridor is non-bearing.
  • The sanitary unit is made of gypsum and can be dismantled and/or modified.
  • In houses built after 2007, in the load-bearing panels between the kitchen and the room, in some apartments there is a special niche for making a doorway (“wafer”), which can be dismantled.


Nevertheless, this series also has a number of advantages: bay windows, copper wiring, natural exhaust ventilation, hot water supply with top spill were added to the layouts, the appearance acquired a special color - red with sand, bay windows and loggias were painted white. For living in houses of the P-44T series, it happens that the attic floor is available. A modern security system has appeared that reacts to the opening of office premises, flooding or the threat of a fire.

Each entrance has one passenger and one cargo-passenger elevator, in 20-25-storey sections (entrances) - 2 cargo-passenger and passenger. The number of entrances is from 1 to 8. The stairs are smoke-free, there is no fire balcony. The garbage chute is located on the stairs, with a loading valve on the platform.

The apartment turned out to be good and spacious, but the designers didn't get smart with the design and the layout turned out to be similar to other similar three-room flats in panel houses. The rooms are all isolated from each other. A large bay window was added to the kitchen and a triangular bay window is present in the room of the corner apartments. Two rooms have balconies.

If the balcony is insulated, the walls can be covered with wallpaper. Bring outlets to the balcony and hang lamps for lighting.
