It has been under construction since 1997. and to the present. It has its own modification, which differs from it only in the number of floors - this is the P-44T / 17 series.

Partitions made of many materials: tongue-and-groove or foam concrete blocks, gypsum boards on a metal frame, gypsum concrete rolled panels, but most often gypsum concrete, they are all of the same thickness - 8 cm. Ceilings - reinforced concrete slabs 14 cm thick.


A series of residential buildings P-44T
has various disadvantages, such as a narrow room in two-room linear apartments (with windows on one side), the seams between the panels require additional lubrication (otherwise it will be cold). The possibilities of redevelopment in a house of this type are very seriously limited. Almost all walls are load bearing. However, the following possibilities remain for acceptable redevelopment without detrimental effect on supporting structures:

  • In three-room apartments, the partition between the large room and the corridor is non-bearing.
  • The sanitary unit is made of gypsum and can be dismantled and/or modified.
  • In houses built after 2007, in the load-bearing panels between the kitchen and the room, in some apartments there is a special niche for making a doorway (“wafer”), which can be dismantled.


Nevertheless, this series also has a number of advantages: bay windows, copper wiring, natural exhaust ventilation, hot water supply with top spill were added to the layouts, the appearance acquired a special color - red with sand, bay windows and loggias were painted white. For living in houses of the P-44T series, it happens that the attic floor is available. A modern security system has appeared that reacts to the opening of office premises, flooding or the threat of a fire.

Each entrance has one passenger and one cargo-passenger elevator, in 20-25-storey sections (entrances) - 2 cargo-passenger and passenger. The number of entrances is from 1 to 8. The stairs are smoke-free, there is no fire balcony. The garbage chute is located on the stairs, with a loading valve on the platform.

The service life of the house of the P-44T series is about 100 years, so you should not hope for demolition in the near future.

In today's urban housing construction, the most common is the P44T layout, which has a number of unconditional advantages. Back in the seventies, the construction of new houses of the P44 series was started according to standard projects. In fact, this was the first step towards the further development and implementation of more modern technology for the construction and planning of living space.

Features of the P44T layout

P44T - layout with dimensions that meet the requirements of the present, offers about ten solutions. Variants of residential sections for ordinary and corner apartments have been developed. This planning model is used for residential multi-storey buildings with a height of 9 to 25 floors. For comfortable lifting of residents and furniture to the desired floor, at least two elevators are provided: passenger and cargo.

Modern planning ideas

The main idea of ​​the P44T layout is the maximum use of space. In this context, we can give an example of a successful engineering solution that allowed us to increase the kitchen area. Such important square meters of the kitchen for every housewife were freed by placing a ventilation duct in the corridor. P44T - layout with dimensions assuming a room height of 2.7 m, which provides comfort and good access to daylight in the apartments. Modern planning ideas have made it possible to use attic space. The layout of the P44T apartment with the step sizes of the transverse walls, increased to 4.2 m, makes it possible for excellent improvement of the premises. Advantages of P44T

Equipped with various modern control systems, it guarantees safety in case of fire and in case of the threat of flooding. Also in this type, sensors for opening doors of technical rooms and electric meters are installed. P44T - layout with dimensions corresponding to the standard norms of these projects, involves laying electricity wires inside the panels. This increases the safety of operation and the protection of the wires themselves during any repair or construction work.

Very important advantages of a house with a P44T layout are short construction times and a long period of operation. Service life guaranteed by specialists is more than a hundred years.

The layout of P44T with walls much larger than in buildings under construction in previous years provides additional structural reliability, better sound insulation of apartments and good thermal insulation of rooms. During construction, high-quality heavy concrete is used, which is responsible for increased wear resistance.

Disadvantages of P44T

Along with a number of advantages, there are some disadvantages that are found in houses of this type. One of them is the unevenness of the walls and floors. It is not difficult to eliminate such a disadvantage by performing alignment and providing additional sound insulation.

Technological differences in the layout of P44T 25

The layout P44T 25 with the dimensions described below is a modern and improved type of layout used for residential buildings with a height of 25 floors with an increase in the area of ​​​​apartments. In this, the width of the step of the walls in the cross section is greater, and the three-room apartments are equipped with an additional bathroom. Technological differences P44T 25 consist in an increased number of storeys with an increased number of elevators to three with a carrying capacity of two of them 630 kg each and one - 400 kg. The kitchen area has been increased to 9 square meters. m in one-room apartments; up to 15.9 sq. m in two-room linear; up to 13.8 sq. m - in three-room and large. m respectively.

Bay windows in P44T houses

P44T - layout with the dimensions indicated above, more and more often provides for the use of bay windows, making apartments not only more aesthetically attractive, but also increasing the area of ​​\u200b\u200bthe room. Part of the window space is taken out to the external facade in the form of a ledge of a trapezoidal or other shape, thus increasing the volume of the room. Most often this method is used in kitchens. Thanks to the bay windows, the room receives additional illumination, increased space, and the facade of the house looks more attractive. The protrusions can be of various shapes: rectangular, triangular, polygonal or rounded. It is possible to use and design a bay window as a separate zone, then it is separated from the main room by a bar counter or a visual partition, for example, a screen. A truncated version, the half-window, also enjoys well-deserved popularity.

Design solutions for kitchens or rooms with a bay window can be much more interesting than usual.

P44T - a layout with dimensions that are perfect for a comfortable life, is by far the most common in multi-storey residential buildings. Architects and designers who worked on solving the problems of maximum convenience of apartments, not only implemented them in the project, but also made the layout interesting and original.

Residential block sections of the p44t series, developed in 1999 and mastered by the production of jsc dsk-1, are a modernization of the sections of the P44 series and have improved architectural and planning solutions in comparison with it. Houses of the P44T series are distinguished by improved layouts of apartments, more efficient heat and noise insulation of external wall panels, as well as the presence of modern engineering systems and security systems (heaters with temperature controllers, copper wiring, closed joint (seam) technology, world standards for solidity and fire resistance (1st grade), modern security system (reaction to the opening of basement doors, electrical panel, attic, elevator shaft; flood and fire warning system).

The p44t series consists of 14-17-story straight and corner block sections with various roof options: with a mansard ending, with a flat roof, with "sloping" friezes, which allows you to compose buildings of various configurations and silhouettes. They can have a height of 9-25 floors. A novelty in the solution of the facades of the series was the combination of panels lined with matte brick-like ceramic tiles (bright orange, less often sand-colored), with painted surfaces of bay windows, loggias, cornices and other architectural details. triangular bay windows are designed at the ends of the sections. The project provides for several options for glazing balconies and loggias on the northern facade. The p44t series has become one of the most popular for the construction of municipal housing in Moscow with a construction volume of more than 1 million square meters. m. per year.

The systems of heating, water supply and ventilation of houses have been improved in comparison with the P44 series. The ventilation shaft riser, which was located in the kitchen in P44, was moved to the corridor in P44T (next to the bathroom and toilet).

The P44T house consists of corner and row sections of four apartments, similar to the basic P44 series. In contrast, the kitchens of two- and three-room apartments P-44T have large trapezoidal bay windows. At the same time, the kitchens of one-sided dvushkas, as well as the living rooms of the end vests (2 and 3 rooms) have triangular half-windows. The area of ​​the apartments has also been increased.

It must be understood that P-44T is, in fact, a group of series - there are projects of houses P-44TM or TM-25, as well as P-44K, which have a number of differences in the layout of apartments, as well as the layout of typical floors. Moreover, sometimes residential buildings are built, arranged from several sections, for example, two P-44T sections and four P-44K sections. There are also other configurations of the combination of sections.

Typical layouts of apartments in houses of this series are presented below.

Most often, the first floor is residential. The height of the ceilings in the house is 2.70 m. The elevators in the house: the passenger one has a carrying capacity of 400 kilograms, and the cargo one - 630 kg. The house on the 20th and 25th floors has one passenger and two freight elevators (the modification is called P-44T/25).

Glazed loggias start from the second or third floor. In a two or three-room apartment there are also ekers and half-ekers. There are four apartments on one floor.

The construction of such houses began in 1997, and are being successfully built today.

Houses of the P-44T type are being built, as in the new Moscow areas of large development, such as: Nekrasovka, Novoe Kozhukhovo, Zhulebino, Novokosino, Mitino, Lyublino, Maryinsky Park, South and North Butovo, Khodynka and the village. Northern. Also, construction is underway in the old Moscow districts, where five-story buildings and dilapidated houses are being demolished, these are: South Chertanovo, Nagatino, Perovo, Zyuzino, Ochakovo, Solntsevo, Kuntsevo, Cheryomushki, Fili, Khovrino, Beskudnikovo, Koptevo, Degunino, Medvedkovo, Sviblovo, Yurlovo , Izmailovo, Alekseevo, Lefortovo, Zelenograd, Shchukino, st. New P-44T buildings are being built not only in Moscow, but also in the cities of the Moscow Region. for example: Balashikha, Zheleznodorozhny, Lyubertsy, Lobnya, Krasnogorsk, Reutov, Moskovsky, Kotelniki, Shcherbinka, Odintsovo, Khimki, in the village of Bear Lakes and the village of Goluboe, also in trees. Two-room apartment: living area can reach up to 34 sq. m. but not less than 19, kitchen area up to 13.2 sq. m. but not less than 8.3 sq. m. (in a house on 25 floors, the kitchen is from 12.8 to 13.8 sq. m), the total area reaches up to 64 sq. m. m. but not less than 52 sq. m.

Three-room apartment: living area can reach up to 54 sq. m. but not less than 44 sq. m. m., kitchen area up to 13.2 sq. m. but not less than 10 sq. m. m., the total area reaches up to 84 sq. m. but not less than 70 sq. m. m.

Rooms in houses of the P - 44T series, all isolated. Separate bathrooms are made only in two and three-room apartments, in a one-room apartment a bathroom is combined. Bathtubs measuring 1.7 m (standard).

Smoke-free staircases, in houses on the 20th and 25th floors (type P-44T / 25) there are common balconies. A garbage chute with a loading valve is available on all floors.

External walls: three-layer, 30 cm thick, reinforced concrete panels (the thermal insulation of such walls is equal to brick 90 cm thick, according to the manufacturer). Types of sections: ordinary (in-line, P-44-1), end and corner (rotary). There are two entrances at the entrance to the electrical panel.

Steps in the entrance: seven, the width of one step (the step is the distance between two load-bearing walls), is 300 centimeters (in the three central spans of the section), and 360 centimeters in the remaining sections.

Color options for the exterior walls can be: sand, dark orange and red. The first floors can be: white or gray with a dressing "under the stone".

A distinctive feature of the house of the P-44T type from the more outdated type of P-44 (which were built from 1979 to 2000) is different: higher thermal insulation, a larger kitchen, due to the removal of the ventilation duct to the corridor, exterior walls with brick and bay windows.

Other advantages include: copper wiring, temperature-controlled heating devices, first-class world standards for solidity and fire resistance, hot water supply with top spill, fast construction (a floor in three days).

But there are also disadvantages of houses of this series: the quality of installation of some elements of the outer walls in separate buildings, in two-room apartments (rulers, with windows in one direction), a narrow small room.

In some houses of the type P-44T, you can buy an apartment with a municipal finish.

On st. Marshal Vasilevsky in 1997, the first house was erected from the P-44T type. On the Yauza embankment of the Rubtsovsky district, one of the most prominent, multi-storey buildings in Moscow was built, from blocks of sections P-44T and P-44M. On the type base of the P-44T type, in 2005 standard blocks were created - sections from the type P-44K, where one step less in each section (6 steps instead of seven), of course only in one-room and two-room apartments. To date, such types are being built more actively on the Moscow Ring Road.

According to the areas and configurations of three-room apartments in the P-44T series, the greatest variation is observed (from approximately 73 to 86 meters). There are also a lot of planning solutions. Kitchens in corner sections do not have bay windows, and their area usually does not exceed 10 meters. At the same time, 3-room apartments in the ordinary and end sections of the P-44T can boast of kitchens with a bay window and a total area of ​​12 to 14 sq.m.

These dimensions were taken by me personally in my apartment at the stage of finishing the installation of the house. Regarding the size, it is worth noting that the higher the floor, the larger the area of ​​​​the apartment, since the walls on the upper floors are darker. In my case, the area of ​​​​the apartment is 0.5 square meters more than the area specified in the preliminary contract for the sale of the apartment, and this is more pleasant than getting a minus in the area of ​​​​the apartment located on one of the lower floors.

The area of ​​these apartments is almost the same - who likes what more. This is a matter of taste and needs, but I liked the layout of the P-44T more. Why?

1. Location of the bathroom.

In P44-T, the bathroom is located in the corridor near the entrance hall, and in 111 between two rooms. In the second option, in the rooms near the bathroom, the sound of water, doors opening and closing will always be heard, which will break the silence in these rooms.

2. Kitchen.

In P44-t and 111-M, the kitchens have similar areas, but in the first version, the kitchen has a bay window. Thanks to the bay window in the kitchen, there will always be light, the kitchen will have a more beautiful view.

3. Corridor.

In P-44t, the corridor is wider and shorter, which will make it possible to install a good closet in it for out-of-season clothes and other things, while in the 111th corridor it is narrow and long, which does not allow using its area to good use.

4 rooms

In P-44T, I liked the fact that the rooms are wider, which allows more full use of their area, and in 111-M the rooms are rather narrow, which will not allow furniture to be placed on both sides of the rooms. Also in the P-44T all the rooms are of different sizes, thanks to this you will have more “maneuvers” in choosing the destinations of each of the three rooms.

5. Balconies

The P-44T has two rather spacious balconies, and the 111 has only one. It is worth noting that the cost per square meter of cold rooms is, as a rule, half lower than residential, which means that you pay half as much for balconies and at the same time get more square meters.

6. Fanion boxes

The location of the ventilation ducts in both versions is quite successful, but note to the fact that in P-44t the box is located in the corridor and if the house is higher than 17 floors, then the plus turns into a minus, since a second box appears next to the first and the corridor opposite the bathroom becomes narrow ^
