Minimum apartment area

To begin with, let's go through the norms of the minimum area of ​​​​the apartments themselves, which are currently used in the construction of apartment buildings. For a one-room apartment, it will be 28 meters, for a two-room apartment - 44, for a three-room apartment - 56, for a four-room apartment - 70, for a five-room apartment - 84 and, finally, for a six-room "estate" - 103 square meters.

In our practice, there were quite different living quarters. However, most often you have to deal with apartments with the number of living rooms from one to three, and we will focus on them.

It should be noted that the minimum area and number of rooms in the apartment depends on the climatic region in which the building is located. For example, Moscow and the Moscow region belong to climatic region II.

Minimum floor space

According to SP 54.13330.2016, for a one-room apartment, special requirements are set for the number of square meters in a living room - 14. Whereas in two- or more-room dwellings the bar is raised higher - up to 16 for a common room. The size of the bedroom for all apartments must be at least eight square meters.

For the kitchen, minimum values ​​​​of 8 square meters are set and, when it comes to zoning the room, 6 meters for the kitchen area in the dining room. In apartments, it is allowed to arrange kitchens and niche kitchens with an area of ​​​​at least 5 square meters. m.

Other standards apply to attic rooms: for example, kitchens and bedrooms in them must be at least seven square meters.

Note that in this case we are talking about the size of the premises in apartments provided under a social tenancy agreement. For owned apartments, a separate set of rules indicating the minimum area of ​​\u200b\u200bthe premises has not been adopted, so options are possible here.

In addition to the area, the living room must meet other parameters. One of them is insolation (natural light). In other words, in accordance with current regulations, the sun should look into the living room. In principle, no one will forbid you to use a room of 8 square meters without a source of natural light as a bedroom, but in the documents for the apartment it will be listed as an auxiliary room.

Separately, it is worth talking about the height of the premises. In the climatic zone to which Moscow belongs, the minimum distance from flooring to ceiling in the living room and kitchen should be at least two and a half meters, while mezzanines, corridors and other non-residential premises should have a height of at least 210 centimeters. In attic rooms, the height may be slightly lower.

The design of a three-room apartment in a panel house provides for four separate rooms (living room, kitchen, bedroom and nursery), albeit small in size. In addition, the owners wanted to have a dressing room, as well as a sufficient number of places where you can put things away.

There were no main walls, which made it possible to radically change the design of a small-sized 3-room apartment: some of the walls were rebuilt to fit into the entrance area of ​​​​the storage system, some were removed, combining a balcony with the largest room. It also provided space for a dressing room, which will not only fulfill its direct role - it will be convenient to arrange clothes, but will also become an additional storage for household trifles.

Living room in the design of the apartment 63 sq. m. made in gray-beige tones. Black was used as an accent color, highlighting the window opening. The dark wood flooring softens the cold gray tones of the wall finishes. The backlight of the panel on which the TV is fixed serves the same purpose.

Decorative painting of the walls, reminiscent of rough aged plaster, gives the room an extra charm and slightly enlarges it visually. A workplace appeared near the window: a wide tabletop near the walls turns into open bookcases. A cozy soft sofa can be expanded, turning the living room into a guest bedroom.

Kitchen

The design of a three-room apartment in a panel house is carefully thought out in terms of placement of places where household utensils, household appliances, and kitchen supplies will be cleaned.

In the kitchen, the standard line of hanging cabinets above the work area was supplemented with mezzanines reaching the ceiling, thus increasing the usable storage volume. There you can keep those devices that are not needed daily.

It is very convenient in a small space, because the ergonomics are carefully calculated: from the refrigerator, supplies immediately fall into the sink, then they are moved to the desktop for processing, and then they go to the stove. As a result, the available space was enough to accommodate a fairly large table for family dinners.

Children's

The nursery in the design of a small-sized 3-room apartment is the largest and brightest room. It was created with a "sight" for two kids, and designed in accordance with these plans.

In order to leave as much free space as possible for children's outdoor games, they abandoned the idea of ​​placing two beds, replacing them with one roll-out bed: the second bed “rolls out” from under the first one at night, and each child is provided with an orthopedic bed for a healthy sleep.

So far, this room has only a storage closet and a study on the former balcony. Part of the room is reserved for a sports corner, where a metal structure for gymnastic exercises was strengthened.

The design of the apartment is 63 sq. m. bright color accents are used, and they are especially relevant in the nursery. Green cushion chairs, a multi-colored world map on the wall and a red partition near the sports equipment really enliven the interior. Behind this partition is a dressing room with its own entrance.

Decorated in warm beige tones, the bedroom would not be too expressive if it were not for the use of contrasting black, which gives the room a stylish finish.

The black metal rail on the ceiling, on which the lamps are fixed, the black glass panel that descends along the wall and turns into a dressing table, the black frame of the bedside table - all this brings elements of strict graphics into the interior, organizing the space into a single whole.

The design of a three-room apartment in a panel house provides for a large wardrobe in the bedroom of a discreet beige shade, and in addition, you can use drawers under the bed to put, for example, bedding in them.

Since the size of the rooms is small, they abandoned the volumetric curtains that eat up space, replacing them with roller shutters. Near the window working area there is a comfortable invisible chair made of transparent plastic, which does not clutter up the space.

Now the Khrushchev project is being radically changed, making a dressing room out of a pantry or transforming the entire apartment into a studio. The old flooring is completely replaced with tiles, and adjacent rooms (bedroom and balcony, for example) are combined, if this is not prohibited by the project.

"Brezhnevka"

This is a slightly improved version of the "Khrushchev". Among other things, mezzanines and a niche under the kitchen window are added here, designed to store food. The number of bathrooms is increasing, including separate ones. In such an apartment, the rooms are arranged according to the principle of an “airplane” or a “trailer”.

The nuances of the created modern layout

An improved layout always includes a kitchen space of more than 15 square meters. m, and a mini-sauna should be placed in the bathroom. In this case, the width of the balcony should start from 1.2 m.

Using the example of this apartment, whose top view is shown in the diagram, it is possible to form a living room with a kitchen on the first floor, and a bedroom on the second. On both floors, it is better to provide several bathrooms - both for the owners and for potential guests.

Selected style

There are enough of them. So, for example, you can combine Scandinavian restraint with a loft or use high-tech. But the most common is the classic style. It has the following shades:

  • pastel tone.

  • "Brezhnevka" - these are apartments of several types, more often in high-rise buildings built during the tenure of Leonid Brezhnev as General Secretary of the USSR. The total area of ​​a three-room apartment of this type is 48 - 56 square meters, but at the same time, options for an improved layout were implemented. In addition, an important advantage of this type of apartments are rooms isolated from each other. Sometimes the layout is such that it is very easy to make rooms isolated.
  • "Czechs" - in the apartments of the Czech layout, the total area is 68 - 75 square meters. The rooms are isolated from each other, the bathroom is separate, and the kitchen area is 8-12 square meters. In such an apartment, as a rule, there is a balcony and a loggia.

However, in the technical documents for the apartment there is no definition of "open plan", so this name can only be heard from real estate sellers.
