Everything you need to know about the rational redevelopment of a three-room apartment. Layout of a three-room apartment Furniture scheme in a three-room apartment

The design of a three-room apartment in a panel house provides for four separate rooms (living room, kitchen, bedroom and nursery), albeit small in size. In addition, the owners wanted to have a dressing room, as well as a sufficient number of places where you can put things away.

There were no main walls, which made it possible to radically change the design of a small-sized 3-room apartment: some of the walls were rebuilt to fit into the entrance area of the storage system, some were removed, combining a balcony with the largest room. It also provided space for a dressing room, which will not only fulfill its direct role - it will be convenient to arrange clothes, but will also become an additional storage for household trifles.

Living room

Living room in the design of the apartment 63 sq. m. made in gray-beige tones. Black was used as an accent color, highlighting the window opening. The dark wood flooring softens the cold gray tones of the wall finishes. The backlight of the panel on which the TV is fixed serves the same purpose.

Decorative painting of the walls, reminiscent of rough aged plaster, gives the room an extra charm and slightly enlarges it visually. A workplace has appeared near the window: a wide tabletop near the walls turns into open bookcases. A cozy soft sofa can be expanded, turning the living room into a guest bedroom.

Kitchen

The design of a three-room apartment in a panel house is carefully thought out in terms of placement of places where household utensils, household appliances, and kitchen supplies will be cleaned.

In the kitchen, the standard line of hanging cabinets above the work area was supplemented with mezzanines reaching the ceiling, thus increasing the usable storage volume. There you can keep those devices that are not needed daily.

It is very convenient in a small space, because the ergonomics are carefully calculated: from the refrigerator, supplies immediately fall into the sink, then they are moved to the desktop for processing, and then they go to the stove. As a result, the available space was enough to accommodate a fairly large table for family dinners.

Children's

The nursery in the design of a small-sized 3-room apartment is the largest and brightest room. It was created with a "sight" for two kids, and designed in accordance with these plans.

In order to leave as much free space as possible for children's outdoor games, they abandoned the idea of placing two beds, replacing them with one roll-out bed: the second bed “rolls out” from under the first one at night, and each child is provided with an orthopedic bed for a healthy sleep.

So far, this room has only a storage closet and a study on the former balcony. Part of the room is reserved for a sports corner, where a metal structure for gymnastic exercises was strengthened.

The design of the apartment is 63 sq. m. bright color accents are used, and they are especially relevant in the nursery. Green cushion chairs, a multi-colored world map on the wall and a red partition near the sports equipment really enliven the interior. Behind this partition is a dressing room with its own entrance.

Bedroom

Decorated in warm beige tones, the bedroom would not be too expressive if it were not for the use of contrasting black, which gives the room a stylistic finish.

The black metal rail on the ceiling, on which the lamps are fixed, the black glass panel that descends along the wall and turns into a dressing table, the black frame of the bedside table - all this brings elements of strict graphics into the interior, organizing the space into a single whole.

The design of a three-room apartment in a panel house provides for a large wardrobe in the bedroom of a discreet beige hue, and in addition, you can use drawers under the bed to put, for example, bedding in them.

Since the size of the rooms is small, they abandoned the volumetric curtains that eat up space, replacing them with roller shutters. Near the window working area there is a comfortable invisible chair made of transparent plastic, which does not clutter up the space.

An interesting lighting scheme is built in the design of a small-sized 3-room apartment: under the cornices - lighting, bright lighting at the dressing table, lamps by the bed and general soft lighting with the help of lamps built into the ceiling.

entrance area

Here we managed to place two voluminous cabinets with mirrored facades - they help to “push apart” the walls a little and create the feeling of a large room, although in fact the distance between them is less than a meter - however, this is quite enough for a comfortable passage through this area.

Bathroom and toilet

The best place to start this article is by recognizing the fact that not every redevelopment can be approved, and there are many reasons for this. There are activities that are strictly prohibited by housing legislation, and therefore it is simply impossible to “drag” them through the approval procedure.

In addition, there are a number of restrictions and norms - construction, sanitary and others, which are regulated by SNiPs (building norms and rules, as they were called earlier) and SP (sets of rules, as they are called now) and other documents.

These restrictions include recommendations on the minimum area of residential premises, which should be of interest to us in the context of coordinating a redevelopment project. After all, only a correctly developed project can be agreed upon, and for this the designer must be familiar with the rules and regulations. By the way, for this there are SRO design tolerances.

Minimum apartment area

To begin with, let's go through the norms of the minimum area of the apartments themselves, which are currently used in the construction of apartment buildings. For a one-room apartment, it will be 28 meters, for a two-room apartment - 44, for a three-room apartment - 56, for a four-room apartment - 70, for a five-room apartment - 84 and, finally, for a six-room "estate" - 103 square meters.

In our practice, there were quite different living quarters. However, most often you have to deal with apartments with the number of living rooms from one to three, and we will focus on them.

It should be noted that the minimum area and number of rooms in the apartment depends on the climatic region in which the building is located. For example, Moscow and the Moscow region belong to climatic region II.

Minimum floor space

According to SP 54.13330.2016, for a one-room apartment, special requirements are set for the number of square meters in a living room - 14. Whereas in two- or more-room dwellings, the bar is raised higher - up to 16 for a common room. The size of the bedroom for all apartments must be at least eight square meters.

For the kitchen, minimum values of 8 square meters are set and, when it comes to zoning the room, 6 meters for the kitchen area in the dining room. In apartments, it is allowed to arrange kitchens and niche kitchens with an area of at least 5 square meters. m.

Other standards apply to attic rooms: for example, kitchens and bedrooms in them must be at least seven square meters.

Note that in this case we are talking about the size of the premises in apartments provided under a social tenancy agreement. For owned apartments, a separate set of rules indicating the minimum area of the premises has not been adopted, so options are possible here.

In addition to the area, the living room must meet other parameters. One of them is insolation (natural light). In other words, in accordance with current regulations, the sun should look into the living room. In principle, no one will forbid you to use a room of 8 square meters without a source of natural light as a bedroom, but in the documents for the apartment it will be listed as an auxiliary room.

Separately, it is worth talking about the height of the premises. In the climatic zone to which Moscow belongs, the minimum distance from flooring to ceiling in the living room and kitchen should be at least two and a half meters, while mezzanines, corridors and other non-residential premises should have a height of at least 210 centimeters. In attic rooms, the height may be slightly lower.

If you are just going to or have already carried out the redevelopment of the apartment, you can always contact our consultants with your questions by phone. If necessary, we can develop a project with a technical opinion and carry out the entire redevelopment approval process. Our contacts - .

Three-room apartments remain the most popular for several years. Regardless of the area of the design features of the house, the layout of a three-room apartment allows you to properly distribute the available area, providing each family member with personal space and organizing a place for family communication. The layout of a three-room apartment photos give an idea of the general trends in mass housing construction.

Three-room apartments of the secondary market

Three-room apartments in stalinkas

Housing in houses built during the Stalin era is distinguished by a variety of planning solutions, since the concept of “standard construction” did not yet exist. The layout of the three-room apartment reflected the social status of the residents: you can find both large-area housing of about 80 m2 in housing for the elite, and small rooms with kitchen-pencil cases in ordinary housing. Only a large ceiling height from 2.8 to 3.6 m will be common.
The layout of a three-room apartment in the "stalinka" is a large wide corridor - an axis leading to a spacious kitchen, individual rooms are "strung" on the axis. The room closest to the exit - the largest in terms of area - is the hall, the bedroom adjoins it. Another bedroom is located at the end of the corridor opposite the kitchen. The kitchen and the bedroom are separated by a block of sanitary facilities: a bathroom and a toilet, sometimes there may also be a pantry.
Alternatively, sometimes the kitchen was located next to the entrance.
Housing in Stalinist houses is in demand due to its location in the city center, high ceilings, high-quality construction, although often the ceilings in them are made on wooden beams, and the partitions are made of plywood with plaster on shingles.

Three-room old layout

The old era left behind three-piece vests in houses of mass standard construction. Despite the negative attitude towards them now, these houses have fulfilled their task - to relocate people from dilapidated housing stock, basements and communal apartments to comfortable separate housing.
The layout of a three-room apartment in a house built in the late 50s - early 60s is distinguished by adjacent rooms and a small area of utility rooms - a kitchen up to 6 m2, a combined bathroom, a narrow corridor at the entrance instead of a hallway, ceiling height - 2.4–2.5 m, living area 42–44 m2, total area 50–60 sq. m.
Currently, old panel buildings are being massively demolished (Moscow), or insulated and reconstructed if they are built of brick. Buildings in a brick house, without internal load-bearing walls, provide an excellent opportunity for reorganization: you can combine the kitchen with a common room, you can make a studio apartment without internal partitions, while you can increase the area of the combined bathroom due to the passage from the hallway to the kitchen.

Apartments from the Brezhnev era

This period was marked by the mass construction of panel houses. Brick houses with an improved layout were built mainly for the party and economic elite, so the spread of planning decisions is significant. The area of the apartment could be both 52 and 90 m2.
As a rule, “brezhnevka” is a return to isolated rooms, an increase in the area of utility rooms, floor height from 2.8 to 3.3 m. 2 balconies or a balcony and a loggia, a pantry and an entrance hall appear in the apartments.

The layout of the apartment is 60 sq. m. 3 rooms will fully satisfy the needs of a small family of 3 and 4 people.

Layout of a 3-room apartment of 60 sq. m

Layout of a 3-room apartment of 60 sq. m: the area of the premises is decreasing; kitchen 6–7 m2, rooms 17.14 and 9 m2, respectively, there is no pantry, the overall solution resembles apartments built in the 60s of the last century. The main advantage of the layout is its compactness, but it is also a disaster, since meters of living space have to be sacrificed for storage systems, which are already not enough.
Layout of a 3-room apartment of 60 sq. m can hardly be fixed without resorting to the help of a professional designer. One of the proposed options is the organization of the entrance to the kitchen from the adjacent room, which turns into a living room, an increase in the bathroom area due to a closed passage to the kitchen. The partition between the living room and the hallway can be dismantled, forming a large room. Between the two bedrooms it is possible to build a pantry or two built-in wardrobes - one for each of the rooms. Layout of a 3-room apartment of 60 sq. m can be upgraded.
Layout of a three-room apartment 63 sq. m in the Brezhnev-built house assumed one walk-through room, which reminded Khrushchev, but here we see one or two balconies, a slightly more spacious kitchen and a separate bathroom. Such a layout without alterations will suit a family without children or with one adult child.
With the help of a designer, the layout of a three-room apartment of 63 sq. m can be easily adapted to the needs of a small family of 3-4 people with minimal alteration: just remove the door to the passage room, make a pantry or two built-in wardrobes between the rooms. True, punching a hole in the main wall will require coordination and development of the project.
Layout of a 3-room apartment 64 sq. m completely repeats housing with an area of 60 and 63 square meters, the difference in area is formed only due to different bindings of walls - brick or panel. Layout of a 3-room apartment 64 sq. m is found in houses of different times of construction, from the 50s to the 70s. The layout of a 3-room apartment of 65 sq. m of the same time of construction.
Layout 3 room apartment 66 sq. m differs only in the presence of a huge corner balcony.

Layout of a 3-room apartment of 70 sq. m

Layout of a 3-room apartment of 70 sq. m area includes a kitchen of 8–10 m2, a room of 18 m2 and two bedrooms of 12–14 m2. There is no great variety of layouts, the difference is in the location of the kitchen - it is located either in the back of the apartment or at the entrance.
Layout of a 3-room apartment of 70 sq. m will provide all family members with personal space, while at the same time providing a place for family gatherings and receiving guests. As a rule, kitchens are located near the entrance to the apartment, a living room is equipped in the next room, two smaller rooms, located in the back of the apartment, are given as a bedroom and a nursery if there are children in the family. Such an arrangement of rooms guarantees isolation from extraneous noise from the staircase or from the operation of the elevator.
The second option for the distribution of premises, in the absence of children, one of the rooms becomes an office or workshop.

The layout of a 3-room apartment of 75 m has minimal differences from the previous version - a slightly larger kitchen and an entrance hall, one of the rooms becomes wider due to the increased length of the panel.
The layout of a 3-room apartment of 75 m can be changed following the example of the previous option - organize an entrance from the living room, enlarge the bathroom at the expense of the corridor, making it combined.

If the partition of the bathroom is built perpendicular to the beveled corner of the living room, we get an interestingly shaped hall space.

Czech layout of three-room apartments

The Czech layout of three-room apartments was especially popular in the Brezhnev era, as it assumed a large total area, a kitchen with an area of 7–9 m2, and convenient separate placement of rooms. Houses according to Czech designs were built from block rooms or panels. The heating registers were located in the outer walls, as a result, due to the high thermal conductivity of the panels, part of the heat was spent on heating the street, while repairing such a system in the event of a leak is possible only by breaking the wall.
The Czech layout of three-room apartments offered two options for arranging rooms: in the presented version, the rooms are large, in the kitchen there are two doors - one to the hallway, the second to the living room, but the kitchen itself is not too spacious - only 7 m2. The advantage of this layout is two large balconies running along all the outer walls.
The second option: the layout has a long corridor and a large kitchen with a smaller living area, 2 balconies.
The Czech layout of three-room apartments is generally thought out, compact, but not very suitable for redevelopment. Such apartments can be attributed to the economy class of housing, despite the large area.

Layout of a 3-room apartment with an improved layout

The layout of a 3-room apartment with an improved layout during the times of the USSR and under Stalin, and under Khrushchev, and under Brezhnev was built for the party and economic elite, in rare cases, leading workers were settled there. Such housing could have a kitchen-dining room adjacent to the living room and connected to it by a door or opening with a transformable partition, and 2 bathrooms: a toilet with a washbasin near the entrance and kitchen and a toilet combined with a bathroom in the back of a private area near the bedrooms. The average area of an apartment was 60–70 m2.
An interesting layout of a 3-room apartment with an improved layout was created in high-rise buildings of a monolithic or frame-monolithic building in the 70–80s of the last century. Rooms and balconies there could have non-rectangular outlines, which created difficulties in furnishing.
The layout of a 3-room apartment with an improved layout in an elite building is quite modern; after repairs with the replacement of equipment, such apartments are in demand in the secondary housing market, especially in brick or frame-monolithic houses.

The layout of a 3-room apartment with an improved layout will not require adjustment, with the exception of built-in storage systems, and if desired, the owners can combine the kitchen and living room with an arch.

P44 t 25 layout of a three-room apartment with dimensions

This series of houses was massively built in the 90s of the last century, P44 t 25 layout of a three-room apartment with dimensions of 90 square meters. considered one of the most convenient and in demand in the secondary housing market.
The layout of the three-room apartment p44t is distinguished by the presence of a small entrance hall, separated from the hall by a wall with an opening, a rather large kitchen - as much as 13 sq. m. after 6 m2 in Khrushchev, a small living room that can be combined with a kitchen and two bedrooms, one with an area of 14.8 sq. m., the second - 18.9 sq. m. The kitchen has a beveled corner with corner glazing. From the living room and one of the bedrooms exits to the balconies.
The layout of a three-room apartment p44t with the size of the rooms is presented in the video.
The layout of the three-room apartment p44t also has disadvantages: there is no space for a closet in the hallway, at the same time, space is lost to the spacious hall, the bathroom is located far from the bedrooms and the passage to it is organized through the hallway.
Of course, redevelopment can get rid of some of the shortcomings: for example, by removing the passage to the kitchen or hallway, enlarge the bathroom and make it combined, and organize the entrance to their hall.

Layouts of three-room apartments in new buildings

The layouts of three-room apartments in new buildings are distinguished by a large total area, the presence of dressing rooms and utility rooms, and high ceilings. Often the layouts of three-room apartments in new buildings are carried out without partitions, combining the spaces of the kitchen-dining room, living room-hall: entering the apartment, from the small entrance hall, the guest enters a room with many functions, where the zones are indicated by the arrangement of furniture and various lighting scenarios. As a rule, apartments in new buildings are rented without finishing and equipment, only with a communications line, which indicates the location of the bathroom, toilet and kitchen. Residents create a specific layout themselves or with the help of a designer, guided by their needs.
Such an approach to planning is possible in frame-type houses, when there are no load-bearing internal walls that set the rigid dimensions of the premises.
The layouts of three-room apartments in new buildings are often divided according to the principle of cost: economy-class apartments involve a small area of about 60–70 square meters, and projects of the Brezhnev era, slightly reworked, are often used for construction. Business class starts from 100 sq. m. and offers free planning. Apartments in elite residential complexes have an even larger area.

Interesting layout of a three-room apartment

Interesting layouts of three-room apartments are obtained with non-rectangular contours of the house, a large number of protrusions, or when using a monolith during construction. In such layouts, by reducing the length of the corridor, it is possible to create an entrance hall.
The presented interesting layout of a three-room apartment allows you to accurately divide the apartment into common and private areas: the first has a hall with a guest bathroom, a kitchen and a common room, the second has two bedrooms and a large bathroom. Some inconvenience when arranging furniture is created by the columns of the frame and the lack of right angles in two rooms.

Treshka in a panel new building?

Layout 3 room apartment 66 sq. m - a lot or a little? A small apartment with a layout typical of the 80s, but with a modern filling, will also find its admirers. The main advantage of the layout of a 3-room apartment of 66 sq. the kitchen of 6 m2 and a huge loggia protrude.

Layout of large three-room apartments

The layout of a large three-room apartment includes an entrance hall, a large kitchen that can be combined with a living room into one room, and spacious bedrooms. Often in apartments of a large area there are two bathrooms - a small guest room with a shower and a large one combined for the owners.

In some houses, the layout of a large three-room apartment is carried out on two levels, clearly separating the guest and private areas:

 • on the first level there is a hall-entrance hall with a guest bathroom, a kitchen and a living room with a balcony or terrace;
 • on the second level - two bedrooms with walk-in closets and a large combined bathroom equipped with both a shower cabin and a jacuzzi, and sometimes a built-in sauna.

Layouts of a large apartment of 100 sq. m 3 rooms

This layout of a large apartment of 100 sq. m 3 rooms has a large hall with a dressing room, a kitchen where you can place an island, a spacious living room adjoins the kitchen, two bedrooms have access to the loggia. A small redevelopment will allow you to build in additional storage systems without loss of comfort.
Layout of a large apartment of 100 sq. m 3 rooms with spacious rooms will allow you to fulfill any fantasy in the interior - put a round bed in the middle of the room, arrange the furniture freely in the living room, without moving it to the walls, dividing it into a dining area and a communication area.
If desired, the kitchen and living room can be combined, and by fencing off part of the living room with a transformable partition, create an extra bed for an overstayed guest.
The spacious hall makes it possible, with a slight alteration, to build in an additional guest toilet and a closet for outerwear and street shoes.

Layout of a 3-room apartment 80 m

The layout of a three-room apartment of 80 m is more successful than the previous one, with a larger area: it has a convenient location of the premises, a square kitchen is convenient for joint cooking, two bathrooms - a guest one near the entrance and a master one next to the bedrooms. A French window in the living room overlooks the park area, a transforming partition will allow you to combine the room with the hallway with a large number of guests.

The layout of a three-room apartment of 80 m provides for a sufficient number of storage places for seasonal items and everyday clothes.

Layout of a 3-room apartment 75 m

The layout of a three-room apartment of 75 m is compact due to the lack of utility rooms, and a rigid structural scheme is not enough to carry out redevelopment. You can add storage places only by installing wardrobes in living rooms. However, the layout of a three-room apartment of 75 m is quite suitable for a young family without children or with one small child.

Apartment redevelopment

The layout of a three-room apartment, if it does not suit the owners, can be changed if the load-bearing walls are not affected. As a "source material" for redevelopment, you can use housing of any area with plaster or brick partitions. Redevelopment in buildings - monuments of architecture, history and culture is not allowed. Local legislation also introduces its own restriction - for example, in Moscow, for redevelopment with punching openings, the consent of the authors of the projects (design institute) is required.
It is forbidden to arrange warm floors in loggias and balconies, to attach them to the living area.

Any redevelopment is permitted only if there is a project developed by a licensed organization.

Without developing a project, it is possible to make an opening in the non-load-bearing wall between the kitchen and the living room, while installing a door in the opening, and build wardrobes in the apartment.

Conclusion

The general trend of mass construction in the world is towards a decrease in the area of apartments. This is due to the global economic crisis and rising rents against the backdrop of general inflation. At the same time, the number of large apartments in the post-Soviet space continues to increase. It can be assumed that the growth of utilities will gradually lead to a reduction in the construction of large apartments - when the market is saturated, apartments with an area of 70-90 square meters will be in demand.

The layout of a large three-room apartment makes it possible to equip housing in accordance with fashionable styles, but the content of such an apartment exceeds the capabilities of an average family.

In modern housing construction, in which there is a stable global development, a fairly wide selection of apartments with various layout options is provided. Apartments with huge balconies and ten-meter kitchens, with two bathrooms and bay windows, elite-class apartments and even two-story apartments - each person can choose something to his taste and preferences. One of the most popular options is the layout of a three-room apartment for large families.

The ideal "source material" can be called three-room open-plan apartments in new buildings, which are stylish and comfortable housing. In apartments with an area of at least 130 sq. There is enough space for both adults and children. With well-planned zones, households of different age categories, with different habits and temperaments will not have to interfere with each other, so that everyone will be in unconstrained conditions.

Plan of a three-room apartment 130 sq. m with room sizes

Business class real estate includes not only a large common area with high three-meter ceilings, but also several bathrooms (at least two). Let's analyze specific examples of maximizing the advantages of a new building.

In a new building, the bathroom is located next to a small room, so it is more efficient and expedient to make a bedroom in this room. It is only necessary to decide: what will be the center of planning in this room. Will it be a closet or a place to sleep? In addition, you may be puzzled by the question of the storage system. If the storage system finds a place in the living room, then the bed will take the reigning position in the bedroom.

Plan of a three-room apartment in new buildings

The advantage of the new type of houses is, of course, a large area. In addition, the apartment also has a balcony, which can serve as your office. In open-plan apartments, a big plus is that you can freely arrange the space. The bedroom will fit not only a standard double bed and wardrobe, but also other functional furniture. You can give free rein to your imagination and show your design skills in the arrangement.

Fans of unusual bedrooms should pay attention to the round bed. It, of course, requires a little more space than the standard rectangular model, but it looks very advantageous in any room. In the bedroom, there is no need to use additional decor, as the main attraction is the bed itself.

To maintain the general atmosphere, unusual lighting or a plasterboard ceiling circle will come to the rescue. In addition, you can curtain the bed with a beautiful, designer canopy.

Design project and plan of a three-room apartment for a family with children

The design of a three-room apartment is made in accordance with the requirements of homeowners: a functional design of the space in light shades, with the presence of spot color accents without any frills.

The design of an apartment with children is desirable to do in bright colors.

By nature, such an interior should be very restrained and calm, but at the same time cozy thanks to natural materials. Children's rooms must be made taking into account the individual needs of children. The environment should be appropriate for their age.

Benefits of a modern apartment layout

The walk-through view can be attributed to the standard layout of apartments of the twentieth century with two rooms. A large room was located next to a spacious pantry, which had access to the bedroom.

Adjoining layout of two rooms

At that time, many home craftsmen had to increase the living space, due to the "demolition" of the pantry and the construction of a new wall. In this way, part of the hall was fenced off, and two different rooms were obtained. However, this technique contributed to the appearance of a long dark corridor, but still having separate rooms was a priority over aesthetics.

Change of layout

The difference between the modern layout of a three-room apartment and apartments built in the middle of the last century is that the bathrooms with toilets have now become separate, like the living rooms themselves. Kitchens and bathrooms have been enlarged. In almost all three-room apartments, balconies or spacious loggias appeared.

Modern layout of a three-room apartment

A finished apartment today is not the final result. Time makes its own adjustments. Many experienced designers have appeared who offer their services in planning, interior design, who can, with peculiar, simple methods, increase or decrease the area of housing, divide rooms into zones for the purpose of their functionality.

The modern housing stock has a huge amount of housing. A fairly popular residential property is a 3-room apartment. The layout of this room may be different and depends on the time of construction of the house and the series of the building. Each apartment has its own characteristics that some like and others do not, and then the latter try to make redevelopment to their liking.

Standard layout "treshka"

A typical 3-room apartment has several accommodation options. The layout here can be convenient or cause some discomfort to its residents. So, for example, two rooms are small and one is large. In some dwellings, two adjacent rooms and one isolated, but small in size, are observed. Sometimes rooms are located on both sides of the building. Such an arrangement is called an "airplane" and is often found in Moscow houses. 3-room apartments are considered the best (planning series characterize the position of the rooms, the height of the building, the size of the rooms, and much more), in which all the rooms are isolated.

Usually in a standard three-room apartment there is at least one pantry. Most designers recommend making a dressing room out of it. In small rooms due to the pantry, you can solve the problem of missing space.

Usually, in an apartment of three rooms, one is determined for the living room, the second for the bedroom, and the third is assigned to the nursery if there are children in the family.

Almost all "treshki" have a separate bathroom, and many of them have a corner location. They are located at the maximum distance from the stairs and the elevator. The standard dimensions of such an apartment range from 56 to 80 square meters. m. The largest room - from 15 sq. m. m, usually it is a hall or living room; bedroom - from 12 sq. m, and the children's room accounts for 10 sq. m. The size of the kitchen is about 7-9 square meters. m.

A three-room apartment gives a certain freedom in the use of living space. There is enough space for everyone - both adults and children.

Types of apartment layouts

A 3-room apartment can have a very different arrangement of premises. The layout here is of several types:

 • "Stalinka". These houses were built in the early 1950s. It was the best Soviet housing. The height of the ceilings reaches three meters. The walls are massive and lined with red bricks. The rooms are isolated and conveniently located. Separate bathroom. They are divided into nomenclature and ordinary. The first houses were intended for the elite and had rooms for servants, arches and a spacious hall.
 • "Khrushchev". They were built between 1957 and 1962. Houses of this type have an unfortunate arrangement of rooms, thin panel walls, a combined bathroom and low ceilings. Small kitchen - 3-4 square meters. m.
 • "Brezhnevka". The apartment is medium in size, has a separate bathroom. Improved version of "Khrushchev". There are built-in wardrobes, mezzanines. A food storage cabinet is located under the window in the kitchen. Kitchen dimensions - 7-9 square meters. m.
 • Modern housing. Apartments with an increased area, have a convenient layout. One or two bathrooms. Rooms can be arranged in a "trailer" or go to both sides of the building. The kitchen in modern apartments is large - from 7 sq. m.
 • Elite housing. Here the number of bathrooms corresponds to the number of bedrooms in the house. The rooms are located according to the wishes of the customer. There are dressing rooms and kitchen-studios. Such an apartment is designed taking into account all the needs of a person and is the most comfortable.

Features of the layout of three-room housing

A 3-room apartment may have its own characteristics of the location of residential premises. The layout of such rooms can be closed, open, partially closed, adjacent and mixed.

In a closed layout, all rooms are isolated. From each there is access to a common corridor. The largest room is the living room. There is a wide hall.

Open floor plans are found in studio apartments. One large space is divided into different zones, each of which has its own design and individual type of lighting.

Partially closed floor plan. One part of the room is open - a guest room, and the other has isolated rooms. The spaces are separated by a small hall.

In the adjacent type of arrangement of premises, only one room opens into a common corridor, the rest are connected to it by a passage or a door. With a mixed layout, there are both isolated and adjacent rooms.

Criteria for evaluating the layout when choosing housing

The layout of a 3-room apartment (the dimensions of typical projects can be found in the photo below) has a significant impact on her choice. First of all, when choosing a dwelling, people are guided by the total area, the parameters and shape of the kitchen, the area of the corridors. Count the number of windows. Some residents like to have windows on both sides of the building.

An important criterion is the presence of loggias and balconies, as well as their number. Passage rooms, load-bearing walls, panel thickness, ceiling height are taken into account. Residents look at the remoteness of the apartment from the elevator and the presence of certain communications. When buying a home, you should pay attention to the ratio of the total area of the premises to the residential area, the development of infrastructure and a series of building layouts.

Layout Series

A series of residential buildings are buildings erected according to one standard project. Depending on the materials used in the construction of load-bearing structures, multi-storey buildings are divided into:

 • block;
 • reinforced concrete;
 • brick.

Reinforced concrete buildings, in turn, can be monolithic, panel or precast-monolithic.

The housing stock began to be massively erected in 1950. These were frame-panel houses, frameless buildings, "Stalinka" (layout series II - 01, 02, 03, 04, 05, 06, 08). One of the most famous series of the 50-60s is Mm 1-3, as well as series 1-440 and 1-149. These are five-story houses with an irrational arrangement of rooms and small kitchens. There may be walk-through rooms, in some houses there is a combined bathroom.

Since the 60s, "Khrushchev" buildings have been erected. They are block (series 1-510), panel (K-6) and brick (series 1-511 and 1-447) five-story buildings. A series of K-7 houses were faced with white tiles. It had a protruding frame in the corners and one entrance.

Since 1970, active construction of 9-storey multi-section houses began: panel (II-49, II-57 series) and brick (II-29, II-32 series). The ceiling height in such rooms was 2.64 m. The internal partitions were not load-bearing, so it is easy to redevelop in such apartments.

In the 1980s, houses of the P-44, P-3, P-43, P-4 series were put into operation. Some buildings were erected up to 22 floors. The apartments in them have a comfortable layout and a separate bathroom, a medium-sized kitchen.

Currently, outdated series of houses are being improved (P-44K, PD-4, P-44T). The area of apartments is increased. The rooms are isolated. During construction, both blocks and panels are used. There are series in which the facade of the houses is framed with glass (“Kope-m-sail”). Monolithic houses (Kolos, Unicon and series III-17) are also being put into operation.

Moscow layout

Many residents liked the Moscow layouts of 3-room apartments. Basically, these are nine-story buildings that have an elevator and a garbage chute. The rooms are isolated, although there are options with walk-through rooms. The bathroom in such apartments is separate. There is a balcony and a loggia. The rooms are located both on both sides of the residential building (layout "airplane"), and on one side ("trailer").

The construction technology and architecture of buildings with the Moscow layout are similar to those of the "Khrushchev". Typically, these houses are located in residential areas. Near them is a kindergarten, school, shops and other developed infrastructure.
